Who lives in South Woodham Ferrers?

For anyone buying or renting in South Woodham Ferrers.

South Woodham Ferrers is a town of homeowners in middle age who arrived for the family years and stayed on afterwards. Eight in ten own their home. The typical resident is in their early forties. Household incomes are comfortable. It is a family town, though by now plenty of the families are grandparents.

The 2021 census, the source for every population figure in this answer, found 79% of the town's 6,665 households owned their home. Another 16% rented privately and 5% rented from a council or housing association. With so few homes to rent, anyone wanting to move here without buying will find very little choice.

The median resident is 43, and 25% of residents are aged 25 to 44. Essex County Council's 1974 masterplan filled the town with young families. Many of those families are still here, their children have grown up, and the town has aged along with the parents.

The Office for National Statistics models median household income across the town at about £64,500 before tax for the financial year to March 2023, and about £45,600 after tax over the same period. Both figures are averaged across the town's three middle-layer statistical areas and describe 2023. After tax, there's enough for a comfortable family life, though not enough to make a detached house easy to buy.

Couples with children make up 23% of households, and single parents 9%. In a town of four-bedroom houses and cul-de-sacs, there are fewer families with children at home than the street layout might suggest.

Single people living alone make up 26% of households, and 12% of all households are pensioners living alone, a group included within that 26%. The town has had its own monthly magazine, The South Woodham Focus, since 2000. That is the kind of thing a town gets when residents stay long enough to want to know what their neighbours are doing.

Of residents aged 16 and over, 27% hold a degree and 15% have no formal qualifications. Full-time students make up 2%, since a town with no university and only one secondary school sends its young people elsewhere at 18.

South Woodham Ferrers is a settled, comfortably-off community of owners. It has more pensioners than in its early years, and not many renters or students.
