A typical home in South Woodham Ferrers sells for about £360,000, and for that money you mostly get a 1970s plan delivered as a decent-sized house. Detached houses change hands more than any other type. Flats sell for well under £200,000. Prices have barely moved in a year. The town was designed for families, and the families are the ones paying for it.
The Land Registry recorded 198 sales in the year to May 2026, at a median of £362,500. Flats sold for a median of £165,000, terraces for £305,000 and semis for £375,000. Detached houses fetched about £488,000. Detached was also the biggest group, with 69 of the 198 sales, ahead of 49 semis, 46 terraces and 34 flats. Essex County Council drew up a masterplan for the town in 1974, and the most common sale in the town is still the detached family house it planned for.
The official house price index for the area rose 0.4% over the twelve months to May 2026, which is close enough to flat that nobody should be celebrating. Flats did worse, with the flat-only index down 2% over the same year. Any listing calling the market "buoyant" is describing a year in which almost nothing moved, and flats moved down.
Band D is the most common council-tax band here, and 22% of homes are in Bands A or B. Chelmsford's Band D bill comes to about £2,300 a year, the figure most readers can hold up against their own.
Private renters in the Chelmsford area pay about £1,440 a month on average, according to the Office for National Statistics' rent index for April 2026, which also puts the figure 7% higher than a year earlier. That is an average for the whole city district, not for this town, and it is a mean from the index, not the middle of current listings. By size, the district averages about £1,060 for one bedroom, £1,300 for two, £1,550 for three and £2,230 for four or more. The office publishes no figure for studios or rooms.
The Office for National Statistics models median gross household income across the town at about £64,500 for the financial year to March 2023. That is income before tax, three years old, and an estimate averaged across three neighbourhood areas. A two-income household on that money can reach a terrace or a flat. A semi is a stretch, and a detached house is usually bought with equity from the last one.
Per square metre, sales here went for a median of about £4,440 in the same year. That figure covers the 97% of sales the Land Registry records could be matched to an energy certificate, and the typical home behind it had 79 square metres of floor space. Agents' particulars often measure floor area more generously than the energy certificate does, so compare the two before you price a house by its size.
The 2021 census found 39% of homes had four or more bedrooms, 31% had three, 20% had two and 11% had one. That pattern fits the sales: plenty of family houses, and few small homes for a first-time buyer or a downsizer to compete over.
Prices sit a little above middling for what you get. You pay a fair sum, but you get plenty of house for it, and the market is holding its value without chasing anything.
