Who lives in South Ockendon?

For anyone buying or renting in South Ockendon.

South Ockendon is mostly young families and working households. Just under six in ten households own their home. Nearly three in ten rent from a council or housing association. The typical resident is in their mid-thirties. It's a town built to house Londoners, and many of the families who moved out are still here.

At the 2021 Census, about 59% of households owned their home and about 12% rented privately. Most of the rest rent from a council or housing association, about 29% of households. That share reflects the town's history. The Greater London Council built the Flowers' Estate to rehouse East London families, and the high level of social renting is a legacy of that.

The typical resident is 36, and about 31% of residents are aged between 25 and 44. That's a town of people in their working and child-raising years. Retired couples here are outnumbered by young families.

The Office for National Statistics models typical household income here at about £52,000 before tax for the financial year to March 2023. That's an average across the area's two middle-sized statistical districts, and it's a few years old. Tax and the mortgage both come out of it before anything is left to spend.

The 2021 Census, the source for the population figures on this page, puts about 23% of households as couples with dependent children and about 16% as lone parents. About 27% are one person living alone, and that group includes the 10% who are pensioners living on their own. Most homes have children in them, so the school run matters to a large share of the town.

About 25% of adults hold a degree, about 23% have no formal qualifications, and full-time students make up about 2% of residents. There's no university nearby, and most young adults here are working. With a quarter of adults holding degrees and nearly a quarter holding no qualifications, the town has two groups of roughly equal size at opposite ends of the education scale.

About 83% of residents described their health as good or very good at the census. Across Thurrock, the preventable death rate is similar to England's, and so is the smoking rate, at about 14%. Those two health figures cover the whole borough, so they describe Thurrock more than South Ockendon.

On the measures that make up this question, South Ockendon scores below average. Social renting, qualifications and the wider deprivation picture all count against it more than the young age profile counts in its favour. Buyers moving here are joining a town still recovering from the loss of the Ford works and the long hangover from how it was built.
