Who lives in Sheering?

For anyone buying or renting in Sheering.

Sheering is mostly home-owning households in middle age, with a few renters and very few students. Nearly eight in ten own their home. The typical resident is in their mid-forties. Families with children and people living alone turn up in exactly equal numbers. It is a village where people buy, extend and stay.

The 2021 census counted 960 residents in 379 households, and it is the source for every population figure here. About 78% of households own their home. About 14% rent from a council or housing association and about 7% rent privately. Private landlords barely get a look in, so anyone hoping to try the village out as a tenant will find very little to rent.

The median age is about 45. People aged 25 to 44 make up about 23% of residents, so the twenty- and thirty-somethings who usually fill rented flats and starter homes are thin on the ground. Most residents are past the stage of moving often and well into paying for loft conversions.

Office for National Statistics modelling put gross household income across the local area at about £63,000 a year, before tax, in the financial year to March 2023, and about £46,000 after tax and housing costs had been taken off on its net measure. The gross figure looks impressive, but the net one is what pays for the heating, two cars and the extension.

About 26% of households are a single person living alone, and about 14% of all households are a pensioner living alone, part of that same group and not extra to it. Couples with dependent children also make up about 26%, and lone parents about 7%. The village has exactly as many households of one as households of a couple with children, so people living alone and families on the school run are present in equal measure.

On qualifications, about 28% of adults hold a degree or higher and about 16% have no formal qualifications. Full-time students are about 1% of residents. Most adults sit somewhere between those two groups, with vocational qualifications, apprenticeships and school-level results. The mix is wide, and graduates are far from the majority.

Sheering is home to established owners, middle-aged and mostly comfortable, with families and people living alone in equal shares. It works for buyers who plan to stay, and young renters will find it hard to get started.
