Is Sheering at risk of flooding?

For anyone buying or renting in Sheering.

Sheering has a flood risk, but the Stort is barely involved. None of the village is in the river-and-sea flood zones. About one postcode in five still rates high on at least one measure, which brings rainwater into the count. About half rate low across the board. The danger here comes from heavy rain running off the land rather than from the river.

On the Environment Agency's maps of river and sea flooding, none of Sheering's postcodes fall in Flood Zone 3, the highest-probability band, and none fall in Flood Zone 2, the medium-probability fringe beyond it. The Stort Navigation runs to the west with a lock at Sheering Mill, and on those maps it stays in its channel. The river gets the blame in conversation and almost none of it on the Environment Agency's maps.

Surface water is the main risk. It comes from heavy rain that can't drain away fast enough, collects in dips and runs down roads, and it affects houses nowhere near a river. It is measured separately from river flooding, and the postcode figures further down are where it shows up.

The Environment Agency also maps how the river-and-sea zones might spread under future climate allowances, and the climate-adjusted share for Sheering is also zero. That means the river is unlikely to become a threat in the modelled future either. It says nothing about how heavy future rain will be, and that is the risk that matters here.

Insurers run their own models and price each address, so one house can come back with a normal premium while another on the same lane carries a surface-water loading. A flood-free river map won't help with a property whose own surface-water rating is high. Get an indicative buildings insurance quote on the exact address early on, while backing out still costs nothing.

At postcode level, counting any of several flood measures including surface water, about 20% of Sheering's postcodes rate high on at least one, about 32% rate medium and about 48% rate low. Those shares overlap with the river-and-sea picture and should never be added to it. Because the river zones are empty, the high and medium ratings here are coming from somewhere other than the Stort.

On the Environment Agency's modelled flood extents, none of Sheering's postcodes fall in a high-risk area, whether defended or undefended. In practice, no flood defence in the model protects the village from the river, and none of the village is in a high-risk river extent that would need one. A defence would have nothing to hold back, and it would do nothing for rain coming down a field towards a back door anyway.

No historic flooding is recorded anywhere in the area. That is reassuring, but recording is patchy, and a flooded garage on a country lane often never makes the official record.

Sheering's flood risk is below average, and the river isn't the reason. The postcodes rated high face surface water, and those buyers need to check carefully.

Check it for your address. Flood risk can change from one street to the next, so look up the exact address on the government's long term flood risk service.
