What do houses cost in Salcombe?

For anyone buying or renting in Salcombe.

A typical sale in Salcombe lands just under £600,000. Detached houses run close to a million. Flats here cost what a whole house costs across a good deal of Devon. Twenty-seven homes changed hands in a year, in a town that swells every summer with people who would like one. The price is not the market being busy. It is the market being tiny.

The Land Registry recorded 27 sales in the year to May 2026, at a median of £595,000. Detached houses accounted for eleven of them at a median of about £950,000, terraces for eight at about £473,000, and flats for seven at about £450,000. That is the entire evidence base for a year of Salcombe housing, and it would fit around three dinner tables. Type medians built on seven or eight sales move when one unusual house sells, so read them as the shape of the market rather than a price list.

The published house price index covering the wider area put the average at about £364,000 as of May 2026, down about 7% over the preceding twelve months, with flats down about 10% over the same period. Across five years the same index is up about 8%. Those are recorded changes for the index area, which stretches well beyond the estuary, not a forecast and not a reading of what the next harbour cottage will fetch.

Council tax mostly lands in band E, and only about 18% of dwellings sit in bands A or B. The band D bill runs to about £2,615 a year, which is the figure most readers can hold against their own.

Renting is measured across the South Hams area rather than the town. The typical private rent across the South Hams area is about £1,000 a month as of April 2026, up 3.4% over the year, with area averages of about £730 for a one-bedroom, £910 for two, £1,120 for three and £1,610 for four or more. Those come from the Office for National Statistics index and are a mean rather than a median of advertised listings, and the area they cover includes plenty of places with no water view at all.

Modelled gross household income for the area, before tax, was about £51,000 for the financial year to March 2023. Hold that against a typical sale just under £600,000 and the position is plain enough: the money buying houses in Salcombe is largely not the money being earned in Salcombe. That is the defining fact of the market, and it has been true here for longer than anyone currently complaining about it has been alive.

Across the sales that could be matched to an energy certificate's floor area, about 26% of them, the median came out at roughly £8,700 per square metre, on a typical matched floor area of about 80 square metres. Eighty square metres is a comfortable two-bedroom, not a family house with a boot room, which is worth remembering when the photographs are taken from the water.

The stock itself skews larger than the sales suggest. Census 2021 puts about 38% of households in three bedrooms and about 30% in four or more, with about 20% in two and about 12% in one. Plenty of house, then, and very little of it available.

Salcombe is among the least affordable places you could reasonably shortlist on this coast, and nothing in the numbers softens that. You are not paying for the building. You are paying for everyone else who also wants it.
