What do houses cost in Rudloe?

For anyone buying or renting in Rudloe.

About £315,000, a price that sits between two kinds of house and describes neither. Detached homes sell for more than half a million. Terraces sell for about a quarter of a million. Flats barely come up for sale. Choose the house type first and the budget follows.

The Land Registry recorded 32 sales in Rudloe in the year to April 2026, at a median of about £315,000. Split by type, the gap opens up fast. Twelve detached houses sold at a median of around £532,500, seven semi-detached homes at about £290,000, and nine terraces at about £250,000. Four flats went for around £121,500. Thirty-two sales is a thin year, so one big detached sale can move the median more than any number of property supplements would like to admit.

Prices are barely moving. The published house price index for the area rose about 2% in the twelve months to May 2026, with an average price of around £327,000. Flats went the other way, down about 2% over the same period. Neither figure is dramatic. Anyone telling you the Rudloe market is racing away is trying to sell you something, and it is probably a house.

Council tax lands at the upper-middle of the scale. Band E is the most common band, and only about 24% of homes sit in the cheaper A and B bands. A band D home in Wiltshire paid about £2,570 a year, and most houses here are valued above band D. Look up the band before you fall for the kitchen.

For renters, the only figure available is for the whole county. The typical private rent across the Wiltshire area was about £1,060 a month as of April 2026, up about 7% on a year earlier. That is an average taken from the Office for National Statistics rent index, not a median of listings, and it covers the whole county rather than this village. By bedrooms, one-bed homes averaged about £730 a month, two-beds about £950, three-beds about £1,190 and homes with four or more about £1,710. The rents are rising faster than the sale prices, which is some comfort to landlords and none to tenants.

Against local incomes, a Rudloe house is a stretch unless you already have equity. Median gross household income, before tax, was modelled at about £63,500 for the financial year to March 2023. That is a comfortable figure for a village. It is still a long way short of a detached house here, and the gap closes mainly for buyers bringing equity from a previous sale. First-time buyers with nothing but a salary will find the terraces are where the maths starts to work.

Measured by size, the median sale went for about £3,750 per square metre, across a typical floor area of about 83 square metres. That covers the sales that could be matched to an energy certificate's floor area, which was about 88% of them. It is a fairer comparison than the headline median because it strips out the difference between a bungalow and a five-bedroom detached house on a big plot.

That floor area fits the bedroom mix from the 2021 Census. About 38% of homes have three bedrooms and about 31% have four or more. About 27% have two, and only about 4% have one. A one-bedroom home in Rudloe is harder to find than a parking space in Bath, and a family-sized house is what most sellers have to offer.

Rudloe is reasonably priced for what it is: not cheap, not silly, and fairly priced once you stop looking at the detached houses. The terraces are the better value, if you can find one for sale.
