Who lives in Rickmansworth?

For anyone buying or renting in Rickmansworth.

Rickmansworth is home to settled, well-off owner-occupiers in early middle age, plus a solid layer of retirees who stayed put. Seven in ten own their home. The typical resident is in their early forties. Getting on for half hold a degree. It is a town of people who arrived to raise children and found no good reason to leave once they had.

The 2021 census, the source for every population figure on this page, puts about 73% of Rickmansworth's households in homes they own, with about 16% renting privately and about 10% in social housing. Ownership is the default here, and renting is the thing people do on the way to it.

The median age is 43, and about 25% of residents are aged 25 to 44. That is a town with a fair number of young families and a larger number of parents whose children have their own keys and their own opinions about the car.

Household income across Rickmansworth's neighbourhoods averaged about £76,000 before tax in the financial year to March 2023, a modelled figure from the Office for National Statistics. That figure is household income, so in most of these homes it is two earners' worth, and it is three years old.

The household mix leans towards couples and families. About 25% of households are couples with dependent children and about 9% are lone parents, while about 28% are people living alone. Within that single-person group, about 15% of all households are a pensioner living alone, which is where the town's longest-standing owners tend to end up once the family has moved out and the semi has stayed exactly where it was.

On qualifications, about 44% of adults hold a degree or equivalent and about 12% have no formal qualifications. Full-time students make up about 2% of residents, which in a town without a university means the house parties are mostly sixth-formers revising, or claiming to be. William Penn once lived here and went on to found a colony; the current residents mostly content themselves with founding a loft conversion.

Rickmansworth's population is one of its real strengths: established, comfortably off and staying put, which makes it a dependable set of neighbours and a hard market to get into.
