What do houses cost in Rickmansworth?

For anyone buying or renting in Rickmansworth.

A typical Rickmansworth home costs around £615,000. Flats are the only way in under the half-million mark. Semis are what most people buy. Detached houses run well past £850,000. Prices have dipped a touch over the year, which helps buyers about as much as a discount voucher helps at a car dealership.

In the year to mid-May 2026, the Land Registry recorded 269 sales in Rickmansworth at a median of £615,000. The split by type is wide. Flats went for a median of about £318,000 across 53 sales, terraced houses about £523,000 across 64, semis about £665,000 across 122, and the 30 detached houses that sold went for a median of about £872,000. Semis made up the biggest single group of sales, so the figure most buyers here actually meet is the one north of the headline. The paper mill at Batchworth became the site of a water company, and the houses round it now change hands as if the mill were still printing money.

The house price index for the area put the average price at about £577,000 as of May 2026, down about 1% on twelve months earlier. Flats in the same index fell further, by about 3%. A 1% slip on a £600,000 house is the kind of change a seller will absorb by leaving the curtains behind, and nothing in it says which way the next year goes. The flat figure gives first-time buyers slightly more room to haggle, and only slightly.

Council tax follows the house prices up the list. The most common band in Rickmansworth is E, and only about 7% of homes are in bands A or B. A band D home in Three Rivers pays about £2,422 a year, and band D is below the town's typical band, so most households here are paying more than that. It is worth looking up the band of the specific house on the council-tax valuation list, because two semis on the same road can sit in different bands and the difference recurs every year.

Renting is not the cheap side door. Across the Three Rivers district, typical private rent is about £1,810 a month as of April 2026, up about 3% on the year, a mean from the Office for National Statistics' rent index for the whole council area. By size, Three Rivers puts a one-bed at about £1,260 a month, a two-bed about £1,570, a three-bed about £1,950 and four bedrooms or more about £2,760.

The money behind the prices is substantial, and old. The Office for National Statistics modelled median gross household income in Rickmansworth, before tax, at about £76,000 for the financial year to March 2023, averaged across the town's neighbourhoods. That is a healthy household figure and the house prices still clear it by a wide margin, so most purchases here lean on equity from a previous home, a second salary or both. Gross income also has a habit of looking better on the form than it does in the bank account.

Measured by floor area, the median sale went for about £6,460 per square metre in the twelve months to mid-May 2026. That covers the 87% of sales that could be matched to an energy certificate, and the typical home behind it has about 93 square metres of floor space, which is a family house without much to spare.

The 2021 census gives the bedroom mix. About 11% of homes have one bedroom, 24% two, 40% three and 26% four or more. Three bedrooms is the default, and four is common enough that nobody in Rickmansworth calls it a big house.

On cost, Rickmansworth is poor value. The town is good to live in, and every part of that is already in the asking price.
