A typical Richmond home sells for about £720,000, and that figure is propped up by the flats. A flat costs about half a million. A terrace costs close to a million. A semi costs a good deal more than that. The cheapest way in is upstairs.
The Land Registry recorded 235 sales in the year to May 2026, at a median of about £720,000. Flats made up 128 of them, at a typical £515,000. The 62 terraced houses went for about £990,000 and the 39 semis for about £1,350,000. Only six detached houses changed hands, at a median of £2,500,000, and a column that thin can swing on one sale to a buyer with a very large garden in mind. Kew and North Sheen share the postcode and sit inside these numbers.
The official house price index for the area put the average at about £789,000 in May 2026, down about 3% on a year earlier. Flats on the same index fell further, about 4%. Those are published changes over twelve months that have already happened, and a few percent off a figure this size still leaves most buyers needing the same conversation with the same bank.
Band D is the most common council tax band, and bands A and B together cover about 2% of homes. Richmond upon Thames charges about £2,490 a year for band D and about £4,970 for band H. Band A covers 50 homes here. Band G covers 2,590.
Richmond upon Thames, taken as one borough, has an average private rent of about £2,310 a month in the Office for National Statistics index for April 2026, up about 6% on the year. That is a mean across the borough. By size, a one-bedroom home averages about £1,710, a two-bedroom about £2,200, a three-bedroom about £2,650 and four bedrooms or more about £3,870. No reliable figure exists for studios or rooms. So tenants are paying more this year while owners watched the index go the other way.
Household income here is high, about £105,000 a year before tax, as modelled by the Office for National Statistics for the financial year to March 2023 and averaged across the area's neighbourhoods. Even so, a median sale of £720,000 is a stretch on that money, and the houses with gardens are a stretch on two good salaries and a generous parent. Six-figure incomes buy flats here.
Of the sales that could be matched to an energy certificate's floor area, about 59% of the total, the median price was about £9,700 per square metre, behind a typical floor area of about 98 square metres. The certificate measures the floor. The price also pays for the walk to Richmond Green.
At the 2021 Census, 20% of homes had one bedroom, 32% had two, 21% had three and 26% had four or more. The town splits between two-bedroom flats and big family houses, with less in the middle than a growing family would like. Buyers hunting for a third bedroom on a two-bedroom budget will find the search goes quickly, mostly because there is nothing to look at.
Houses in Richmond are expensive even for the people who can afford to live here, and a small fall in prices over the past year does not change that. Buy here if the income is already in place, because nothing in the prices makes it easy to arrive without it.
