What do houses cost in Reading?

For anyone buying or renting in Reading.

About £350,000 buys the typical home in Reading. Flats go for a little over £200,000. Detached houses cost more than half a million. Prices slipped slightly over the past year. The town is priced for people with proper jobs, not for people waiting for a crash.

The Land Registry recorded 1,627 sales in the year to late May 2026, at a typical price of about £352,000. Split by type, the numbers do what they always do and punish anyone who wants a garden. Flats sold for about £218,000 across 384 sales. Terraces went for about £335,000 across 582 sales, the busiest part of the market. Semis sold for about £418,000 across 428 sales, and 233 detached houses went for about £565,000. The terrace is the town's default home, and the most fought-over one.

The official house price index for Reading put the average at about £351,000 as of May 2026, down 2.4% on a year earlier. That is a small dip, not a collapse, and anyone waiting for it to become one has been reading the wrong headlines. Flats took more of the knock, with their index down 5% over the same twelve months. Over five years the average is still up about 13%, so the owners who bought before the wobble are not losing sleep.

The most common council tax band is C, and about 26% of homes sit in bands A or B. A band D home pays about £2,613 a year. Estate agents have a habit of leaving that line off the brochure, so it is worth asking which band a place sits in before the second viewing.

Renting across the Reading area runs at about £1,580 a month. That is the typical private rent for the whole local authority as of April 2026, an average from the Office for National Statistics index rather than a price for any one street, and it was up about 3% on a year earlier. By bedrooms, a one-bed averages about £1,120 a month, a two-bed about £1,400, a three-bed about £1,670, and four bedrooms or more about £2,370.

Modelled gross household income, before tax, averaged about £66,400 for the financial year to March 2023. Take-home pay was lower, at about £47,800. Those figures describe incomes three years ago, not today's payslips, but they show who the market is built for. A flat is within reach of a household on that money. A detached house is a long stretch, usually with a second salary and a helpful parent.

Of the sales that could be matched to an energy certificate, about 81% of the total, the median price was about £4,550 per square metre, on a typical floor area of about 82 square metres. That is a modest-sized family home by any measure, and the number is the one to hold against a listing that calls a box room a study.

At the 2021 census, about 16% of homes had one bedroom, 27% had two, 36% had three and 22% had four or more. Three bedrooms is where Reading lives, which is why everyone searching on it ends up at the same viewings.

Houses in Reading are fairly priced for what they give you, and better value than the commuter-belt chatter suggests. The small dip helps buyers. The rent does the rest of the persuading.
