What do houses cost in Prestbury, Gloucestershire?

A house in Prestbury costs about £450,000 in the middle of the market, and the real price list depends on how much gap you want between you and the neighbours. Detached homes go for about £734,000. Semis come in at about £420,000. A flat costs about £202,000. Most of the money goes on the space either side, and the house comes with it.

The Land Registry recorded 62 sales in the year to May 2026, at a median of about £450,000. The 20 detached houses sold at a median of about £734,000 and the 27 semis at about £420,000. There were six terraced sales at a median of about £399,000 and nine flat sales at about £202,000. With so few terraces and flats changing hands, those two medians rest on a handful of deals each. The detached figure is the one doing most of the work in the headline, which is awkward for anyone who came to look at a semi.

The house price index for the wider area put the average at about £329,000 in May 2026, up 3.7% on the year before. Flats in the same index rose 1.0% over the same twelve months. Neither number is dramatic. The index covers a much larger area than the village, which is why its average is so far below what Prestbury's own sales fetched.

Prestbury's prices are middling for what they buy: fair for a semi, steep for anything detached, and thin on cheap stock for anyone starting out.
