What do houses cost in Pirbright?

For anyone buying or renting in Pirbright.

The typical Pirbright house costs about £655,000, and that's the middle of the market, not the top. Detached houses go for well over three-quarters of a million. Semis still cost more than half a million. Only a few dozen change hands in a year. Pirbright doesn't have a cheap end, and hunting for one is a waste of your weekends.

The Land Registry recorded 37 sales in the year to April 2026, with a median of £655,000. Detached houses made up 22 of those sales, at a median of about £858,000. The other 13 were semis, at a median of about £533,000. No terrace or flat sold often enough to give a figure of its own. With so few homes coming up, most buyers take whatever is listed, and the seller usually knows it.

Prices have come off a bit, from a high level. The published house price index for the area fell about 6% in the twelve months to May 2026, with an average of about £522,000, and flats in the index fell about 8%. Over five years the index is still up about 11%. So prices have eased by a few percent in the last year while still sitting more than a tenth above five years ago. That doesn't make it a bargain, and estate agents' talk of a "window of opportunity" should be treated with caution.

Council tax matches the house prices. The most common band is E, and only 21% of homes sit in bands A or B. A band D home pays about £2,550 a year, which gives you something to compare with your current bill, but the typical Pirbright home sits a band or more above that.

Renting is no cheaper way in. The typical private rent across the Guildford area was about £1,720 a month in April 2026, an average from the Office for National Statistics index. It covers the whole borough, not Pirbright alone. By size, it runs from about £1,170 for a one-bedroom place to about £1,520 for two bedrooms, £1,840 for three and £2,510 for four or more. Local listings are thin, so you pay borough-level rent for a small choice of homes.

Local incomes help, but not enough. Modelled median household income was about £79,000 before tax in the financial year to March 2023. That is a comfortable figure, yet it sits a long way below a £655,000 median sale price. Households here stretch for a house even on good money, and buyers without equity from a previous sale will struggle.

For the sales that could be matched to an energy certificate's floor area, the median price per square metre was about £6,430, and the typical home among them was about 82 square metres. Only 24% of sales could be matched, just 9 homes, so this is a rough guide rather than a full measure. Still, a modest floor area at that price per square metre suggests you pay for the location more than for the space.

Most homes are family-sized. At the 2021 census, 39% of households lived in three-bedroom homes and 31% in four bedrooms or more, while 25% had two bedrooms and only 5% had one. First-time buyers who want a one-bedroom flat will have almost nothing to choose from.

Houses in Pirbright are poor value even by Surrey standards. You pay for a quiet village postcode, and the prices put it out of reach for anyone without equity from a previous sale.
