About £375,000 for the typical sale, or close to a million if it's detached. Terraces sell for around £360,000. Flats go for about a quarter of that million. Prices have barely moved in a year. The median sits between two housing markets that rarely share an estate agent.
The Land Registry recorded 19 sales in Petworth in the year to mid-May 2026, at a median of about £375,000. The split by type is steep. Three detached houses sold at a median of about £990,000. Six semis went for around £395,000, seven terraces for around £360,000 and three flats for about £240,000. With 19 sales in total, and three in two of those categories, one unusual house can move a median by tens of thousands. Read those figures as the last twelve months' sales, not a price list. The gap between the detached figure and everything else is what happens when a town of terraces and semis also contains a handful of houses with their own paddocks and a pedigree to match.
The published house-price index for the area fell by 1% in the twelve months to May 2026, to an average of about £436,000. That's a small change, the kind of move that makes an estate agent sound either reassuring or alarmed depending on which side of the sale they're on. Flats in the same index fell by 4% over the same year. That's a sharper drop, and a buyer of a flat now has a little more room to negotiate than the seller's asking price suggests.
