What do houses cost in New Milton?

For anyone buying or renting in New Milton.

The middle of the market is about £327,500. A detached house runs closer to half a million. A flat lands nearer two hundred thousand. Nothing in between is a surprise, which is the point of the place. What you pay here depends almost entirely on whether you want stairs, a garden, or neither.

The Land Registry recorded 178 sales in the year to May 2026, at a median of £327,500. Sorted by type, detached homes took a median of £480,000 across 69 sales, semis £317,000 across 33, terraces £275,000 across another 33, and flats £217,000 across 43. Flats and detached houses between them made up most of the year's activity, which tells you who is actually moving: people arriving with a family and space to fill, and people downsizing out of exactly that. The two ends of the market trade briskly and the bit in the middle waits.

Direction of travel is undramatic. The published house price index for the area, at May 2026, has the average price at about £375,700 and up around 1% over the twelve months, which is a market standing more or less still with its hands in its pockets. Flats went the other way, down about 3% over the same year. Anyone marketing a flat here as a rising asset is describing a hope rather than the index.

Council tax sits mostly in band D, with a band D bill of about £2,420 a year. Around 22% of dwellings fall into bands A and B, so there is a genuine cheaper tier, and it is largely the flats. Nobody has ever bought a house because of the council tax band, but plenty have been quietly annoyed by one afterwards.

For renting, the Office for National Statistics puts typical private rent across the New Forest area at about £1,240 a month as of April 2026. That is a mean across the whole district rather than a median of what is currently advertised on the town's own streets, so read it as the shape of the area. By size, a one-bedroom runs to about £860, two bedrooms about £1,130, three bedrooms about £1,380, and four or more about £1,980.

On affordability, household income across the area was modelled at about £48,300 before tax for the financial year to March 2023. Set that against a median sale price of £327,500 and the arithmetic is the familiar south coast arithmetic: buying here needs either two incomes, a good deposit, or the proceeds of somewhere you already own. The people arriving with the third option are the reason the detached end keeps clearing.

Measured by floor space, the median works out at roughly £4,300 per square metre, with a typical sold home covering about 88 square metres. That figure covers the 78% of sales that could be matched to a home's energy certificate for floor area, so it is a fair guide rather than a full census of the market. It is a useful reality check when a listing leans hard on the word spacious.

The bedroom mix from the 2021 Census explains the search results before you run them. About 36% of homes have two bedrooms and another 36% have three, with 12% at one bedroom and 16% at four or more. Two and three bedrooms is what this town is made of, and anyone hunting a five bedroom family house is fishing in a small pond.

For what the town gives you in return, the prices are on the reasonable side of the coast rather than the punishing side, and the range is wide enough that both a first flat and a retirement detached are genuinely available in the same postcode. Value is one of the stronger things going on here.
