About £675,000, and most homes cost more than that. Detached homes push towards a million. Flats come in at around £364,000. Prices barely moved in a year. Stable here means expensive and staying that way.
The Land Registry recorded 281 sales in the year to mid-May 2026, at a typical price of about £675,000. By type, 36 detached houses sold at around £990,000, 88 semis at about £805,000, 90 terraces at about £660,000 and 67 flats at roughly £364,000. Terraces and semis made up most of the sales, so New Malden's market is mostly families moving from one interwar layout into a slightly wider one a few streets away.
The Land Registry's house price index put the average New Malden home at about £582,000 in May 2026, unchanged on a year earlier. Flats did a little worse, slipping about 2% over the same twelve months to an average of around £361,000. Over five years the overall average is up about 10%. An annual change of zero is what the particulars will call "resilient", and on the semi side of the market that is about right.
Band E is the most common council-tax band in New Malden, and only 4% of homes are in bands A or B. Kingston upon Thames charges about £2,609 a year for a band D home. The commonest band here is a step above that, so most households should budget for a bill bigger than the band D figure.

The typical home behind that figure has about 110 square metres. Get the floor area off the energy certificate for any house you like and check it against the particulars. At that price per metre, a box room counted as a bedroom is an expensive way to be optimistic.
At the 2021 census, 39% of New Malden households had three bedrooms and 32% had four or more. Two-bed homes made up 18% and one-beds 11%. This is family housing, built for families, and priced for families who already own something. First-time buyers hunting for a one-bed are shopping in the smallest aisle in the shop.
Value is one of New Malden's weak points. The houses are solid, the prices are London prices, and a flat year has not made either of them any cheaper.
