What do houses cost in Muswell Hill?

For anyone buying or renting in Muswell Hill.

Muswell Hill costs about £730,000 for a typical home, and most of the homes behind that figure are flats. A flat costs around half a million. A terraced house costs over a million. A detached house costs over two million, if one comes up at all. The median is the flat buyer's number, and the house buyer's starting point is well beyond it.

The Land Registry recorded 230 sales in Muswell Hill in the year to May 2026, at a median of about £730,000. Flats made up most of that total. The 135 flats that sold went for a median of around £525,000. The 59 terraced houses fetched about £1,380,000 and the 29 semi-detached houses about £1,335,000, so a semi and a terrace cost roughly the same here. Only seven detached houses sold, at a median of about £2,200,000. At that price the house was probably sold before most buyers heard it was on the market.

Prices have barely moved. The published house price index for the area rose about 2% in the twelve months to May 2026, and flats rose by about 1% over the same period. Nobody on the hill is getting rich or getting burned at that pace. A typical sale still costs a lot of money, and it costs about the same as it did a year ago.

Council tax is the one bill here that looks more modest than the house prices. Band C is the most common band, and only about 7% of homes fall into the two cheapest bands, A and B. A Band D home in Muswell Hill pays about £2,310 a year. Plenty of the band C homes are flats carved out of houses that went for seven figures, and the council tax band is set by the flat, so it never caught up with the house prices. Before an offer goes in, look up the exact property's band on the Valuation Office Agency's online list. Two flats in the same converted house can sit in different bands.

Across Haringey, the Office for National Statistics put the typical private rent at about £2,210 a month as of April 2026, up about 2% on a year earlier. That is an average for the whole borough and not a figure for the hill alone. By size, Haringey's averages run to about £1,630 a month for one bedroom, £2,030 for two, £2,350 for three and £3,190 for four or more. All of those are borough averages from the price index. Advertised listings would give different numbers.

The Office for National Statistics models the median household income in Muswell Hill at about £92,000 a year before tax, for the financial year to March 2023. That is a high income, and it still makes even a typical flat a stretch. Houses at well over a million are mostly bought with the profit from an earlier sale, not with salaries.

Of the sales that could be matched to an energy certificate, about 59% of the total, the median price was about £8,530 per square metre. The typical home behind that figure has around 117 square metres of floor space. That is a decent-sized family home, and each square metre of it costs about as much as a used car.

At the 2021 census, about 20% of Muswell Hill households had one bedroom, 31% had two, 21% had three and 28% had four or more. Four-bedroom homes outnumber one-bedroom homes on the hill. They are also the ones that cost a million.

Houses in Muswell Hill are expensive by any measure, even for buyers on the high incomes that are common here. The flats are the only part of the market most buyers can reach, and a house usually means selling a home elsewhere first.
