What do houses cost in Minster, Swale?

For anyone buying or renting in Minster, Swale.

About £310,000 buys the typical home in Minster, and more often than not it's detached. Half the sales are detached houses. Flats barely trade at all. Three bedrooms is the default setting. This is seaside Kent priced like somewhere that forgot to mention the sea.

The Land Registry recorded 202 sales in the year to May 2026, at a median of about £310,000. The split by type is where it gets interesting. Detached homes made up 99 of those sales at a median of £395,000, semis 56 at about £287,000, terraces 36 at about £246,000, and flats a grand total of 11 at about £162,500. A town where the detached house is the volume product and the flat is a rumour isn't following the usual coastal script, where the cheap end is a converted guest house with a fire escape.

The published house price index for the area rose 3.7% in the twelve months to May 2026, a steady climb rather than anything to shout about at a dinner party. Flats in the same index went the other way, down about 1% over the year. That's a small dip, not a collapse, but it does mean the one property type nobody here builds is also the one not gaining ground.

Council tax clusters in band C, with about 30% of homes in the two cheapest bands, A and B. The band D bill for the year runs to about £2,406, which is the number to hold against your current one. Plenty of Minster houses sit a band or two below D, so the actual bill is often lower than the headline.

Renting has to be read at district level. The typical private rent across the Swale area is about £1,090 a month as of April 2026, and that's a mean from the Office for National Statistics' index, not a median of listings, and not Minster's own figure. By size, one-beds average about £763, two-beds about £1,008, three-beds about £1,217, and four or more bedrooms about £1,821. Studio and room rents aren't published for the area, so anyone quoting one is guessing.

On affordability, modelled household income here averaged about £48,000 before tax in the financial year to March 2023. Set against a typical sale price of £310,000, the town sits within reach of a two-earner household rather than out of it, which is increasingly rare anywhere with a coastline. It isn't cheap. It is the kind of expensive a normal mortgage can survive.

Price per square metre gives the clearest like-for-like figure. Across the sales that could be matched to an energy certificate's floor area, about 86% of the year's total, the median was about £3,570 a square metre, on a typical floor area of about 88 square metres. That's room to put a dining table somewhere other than the hallway, which the London overspill buyers notice quickly.

The 2021 Census puts about 43% of homes at three bedrooms, about 25% at four or more, about 25% at two, and only about 6% at one. The one-bed starter flat, the entry point in most towns, barely exists. First-time buyers here start with a garden or not at all.

Minster is one of the more reasonable places on this coast to buy a proper house, with enough space per pound that the price rarely feels like an insult. Buyers who want a small flat will struggle; everyone else gets more house than they came for.
