Who lives in Minchinhampton?

For anyone buying or renting in Minchinhampton.

Minchinhampton is mostly settled, middle-aged homeowners, and the town is arranged around people who have already done the hard part of their lives. Nearly eight in ten households own their home. The typical resident is in their early fifties. Almost half of adults have a degree. The children have largely grown up, and the parents bought here to enjoy the time afterwards.

About 77% of households own their home. Only about 9% rent privately and about 13% rent from a social landlord. With so few private lets, a would-be tenant has a short list to choose from at any time, and anyone hoping to rent here for a year first will be watching the listings for a while.

The 2021 census, which is the source for every population figure on this page, puts the typical resident's age at 53. Only about 16% of residents are aged between 25 and 44, the years when most people are starting careers and families. Most of that age group turned up here in their forties, once the money caught up with the view.

The Office for National Statistics models typical household income for the surrounding area at about £62,000 a year before tax, for the financial year to March 2023. That is a modelled average across the area, and it is a comfortable figure for households that already own their home. For a first-time buyer trying to get in, the same income stretches a lot less far.

The town has about 4,610 residents in about 2,020 households. Single-person households make up about 30% of the total, and about 20% of all households are pensioners living alone, a group counted inside that 30%. Couples with dependent children make up about 18% of households and lone parents about 6%. Pensioners living alone outnumber couples raising children, and the town's calendar is planned for the former.

About 46% of adults hold a degree, about 13% have no formal qualifications, and only about 2% of residents are full-time students. Most of the education here was finished decades ago. Mary Deverell, the religious writer and poet, was born and buried in Minchinhampton, and Flora Annie Steel, the writer, died here. The town has long been a place where people come to finish things.

Minchinhampton is home to a well-off, well-educated and largely older population. The people who live here have generally paid off the mortgage, the town around them is in good shape, and most of them plan to stay where they are.
