What do houses cost in Margate?

For anyone buying or renting in Margate.

About £290,000 for a typical sale. That buys a spot in the town with the arts crowd without paying their prices. A flat still goes for well under £200,000. Terraces sell for less than the town's typical price. Detached houses go for about £429,000. The makeover got into the conversation long before it got into most asking prices.

In the Land Registry's twelve months to May 2026, 665 homes sold at a typical price of about £290,000. The split by type decides your budget. Flats sold for around £167,000 and terraced houses for about £270,000, while semis sold for about £315,000 and detached houses for about £429,000. Sales were spread fairly evenly: 179 flats, 179 terraces, 169 semis and 138 detached houses. That's a normal mix of housing, not a scramble for the few seafront conversions that sell to people who saw them in a colour supplement.

The official house price index, for the year to May 2026, had average values down 1%, which is small enough to call flat. Flats did worse, down about 4% over the same period. Anyone selling a one-bed as a weekend bolthole has probably noticed the other weekend boltholes going up for sale beside it.

Council tax stays low. Band B is the most common, and about 52% of homes sit in bands A or B. A band D home pays about £2,490 a year. That's a useful benchmark if you're arriving from somewhere with a bigger bill.

Rents are only published for the whole district. The typical private rent across the Thanet area was about £1,110 a month in April 2026, up about 6% on a year earlier. By size, it's about £765 for a one-bed, £995 for a two-bed, £1,220 for a three-bed and £1,670 for four bedrooms or more. These are averages from the Office for National Statistics' rent index rather than a median of advertised listings. They also cover the whole district, not Margate alone. There's no published figure for studios or single rooms, so any quote you see for one came from a letting agent, not the official statistics.

Modelled gross household income here, before tax, was about £47,400 in the financial year to March 2023. Set that against a typical price of £290,000 and a house in Margate is a stretch for one earner but realistic for a couple. The flats are the way in for single buyers, which is why so many of them start out as rentals.

On price per square metre, the typical sale went for about £3,530 across the 75% of sales that can be matched to a floor area on an energy certificate. The typical home behind that figure measures about 88 square metres. That's a two- or three-bed home, not a seafront house with a turret.

The 2021 Census shows what's on offer by bedroom count. About 16% of homes have one bedroom, 36% have two, 32% have three and 16% have four or more. Two and three bedrooms make up most of the town, so that's where the choice is. Families wanting four bedrooms are competing for a much smaller pool.

Houses in Margate are better value than the town's reputation suggests: a typical price a couple can manage, low council tax, and prices that have gone nowhere for a year. The sea view is included. The gallery doesn't add anything to the price.
