Who lives in Longfield, New Ash Green and Hartley?

For anyone buying or renting in Longfield, New Ash Green and Hartley.

Settled homeowners, most of them on the second half of their mortgage or already past it. Eight in ten own their home. The typical resident is nearly fifty. One household in six is a pensioner living alone. People move here to stop moving.

About 81% of households own their home. Private renters make up about 11% and social renters about 7%. If you rent, you will be in the minority, and your landlord probably lives within a few miles and has opinions about hedges.

The median age is 49. People aged 25 to 44 make up about 20% of residents, the stage of life when most people are still climbing the housing ladder rather than sitting at the top of it. Younger buyers do arrive, usually with a baby, a longer commute than they admit to and a promise to themselves that it's only for the schools.

The Office for National Statistics puts median gross household income, before tax, at about £62,800 for the financial year to March 2023. That figure is modelled and describes that year, not this one. It points to a comfortable place: not a wealthy enclave, but not a place where anyone checks the bank balance before the weekly shop.

All the household figures that follow come from the 2021 census. About 25% of households are one person living alone, and about 16% are single pensioners, who are counted within that 25%, not on top of it. Couples with dependent children make up about 20% of households, and lone parents about 9%. The rest are mostly couples whose children have grown up and moved out, leaving behind four bedrooms and a loft full of things nobody will admit are theirs. That is the core of the place: people who stayed after the reason for the house moved away.

About 30% of residents hold a degree-level qualification, and about 16% have no formal qualifications. Full-time students make up about 1%, which tells you students go elsewhere and don't come back until Christmas. It is a mixed, practical crowd. Qualifications are not something anyone here brings up at the school gate.

Just 156 people live in communal settings such as care homes, rather than private households. That number is too small to affect any of the shares above.

This is a solidly comfortable place to live among: settled, owner-occupied and middle-aged in the good sense. Nobody here is trying to impress anyone, and that is exactly what many of the people who moved here were hoping for.
