What do houses cost in Lewisham?

For anyone buying or renting in Lewisham.

A typical home in Lewisham sells for about £440,000, and that headline is mostly the price of a flat. Flats make up most of what changes hands. They go for well under the headline. A terraced house costs the better part of three-quarters of a million. The median describes a two-bed above a shop better than it describes a house.

The Land Registry recorded 368 sales in the year to May 2026, at a median of about £442,500. Flats were the bulk of them, 229 sales at a median of about £358,000. The 121 terraced houses went for about £753,500, and the 17 semi-detached houses for about £925,000. Seventeen sales is a thin column, and two big sales more or less would move it. In practice the market here is two markets, one for people buying a first rung and one for people buying a garden, with almost nothing in between.

The house price index for the Lewisham area put the average at about £497,000 as of May 2026, up 2.3% on the year before. Flats on the same index moved 0.1% over those twelve months, which is close enough to nothing that a decent kitchen refit would beat it. Over five years the index is up about 9%. Whatever pushed prices up in that year, it went to the houses.

Band C is the most common council-tax band here, and about 37% of homes sit in bands A or B. Lewisham's band D bill is about £2,237 a year, the easiest figure to hold against whatever you pay now.

Across Lewisham council's whole area, the typical private rent is about £1,820 a month as of April 2026, a mean from the Office for National Statistics' rent index and up 2.8% on the year. By size, the borough averages about £1,450 for one bedroom, £1,780 for two, £2,040 for three and £2,700 for four or more. A three-bed rented across the borough costs less a month than plenty of people here will pay on a mortgage for a two-bed flat, and that sum has kept a lot of thirty-somethings renting.

The Office for National Statistics models gross household income, before tax, at about £78,000 on average across the area for the financial year to March 2023. On that income a flat at the median price is within reach for a couple with a deposit. A terrace at about £750,000 is a different conversation with the bank, and most households here are not having it yet.

Of the sales that could be matched to an energy certificate's floor area, about 58% of them, the median price works out at about £6,730 a square metre, and the typical home behind that figure measures about 93 square metres. Most flats in a town like this are smaller than that, so the measure leans towards the houses that got certificated. For a flat, the per-metre price matters less than the lease, so get the remaining term, the service charge and the ground rent in writing at the start, when walking away still costs nothing.

At the 2021 Census about 28% of homes had one bedroom, 36% two, 22% three and 13% four or more. The two-bed is the local default, and anyone needing a fourth bedroom is shopping in the smallest slice of the stock with the biggest price tag attached.

Lewisham's prices are middling for inner south-east London. A flat is attainable on a good joint salary, and a house with a garden belongs to a much smaller and much richer club.
