What do houses cost in Leatherhead?

For anyone buying or renting in Leatherhead.

A typical Leatherhead home sells for about £370,000, and flats pull that figure down. Half of what sells is a flat. A terrace costs over £450,000. A detached house comes close to a million. Prices have hardly moved in a year. The cheap Leatherhead is a one-bedroom flat, and everything with stairs inside costs Surrey money.

The Land Registry recorded 141 sales in the year to mid-May 2026, with a median price of £367,500. Flats were 72 of them, at a median of £257,500. There were 24 terraced houses at £457,500, 21 semis at £482,500 and 24 detached houses at £917,500. The gap between a terrace and a semi is small. The jump from a semi to a detached house is the steepest step anywhere on the list, which tells you where the big gardens in Fetcham and the Bookhams end up in the totals.

The official house price index puts the area average at about £540,600 in May 2026, up 0.7% over twelve months and about 9% over five years. Flats on the same index fell 1.3% over the year. A year with movement that small is a flat market. Anyone hoping to buy a flat and sell it at a profit in a couple of years is relying on a market that has recently gone the other way.

Band D is the most common council-tax band, and Mole Valley charges about £2,520 a year for it. Only 14% of homes are in bands A or B. Leatherhead's council tax starts at the middle bands and goes up from there.

For renters, Mole Valley's typical private rent is about £1,550 a month as of April 2026, up 1.9% on a year earlier. By size, the district averages about £1,135 for one bedroom, £1,450 for two, £1,850 for three and £2,570 for four or more. These are mean rents from the Office for National Statistics index for the whole district, Dorking and the villages included. They cover whole homes only, so there is no published figure here for a studio or a room in a shared house.

The Office for National Statistics models average gross household income here at about £66,500 for the financial year to March 2023, or about £49,000 after tax. Both figures are a few years old. Against a median sale price of £367,500, a flat is within reach for a working couple on a normal mortgage. A house needs savings, a second income or help from parents. The gross figure is the one people tend to quote, but the net figure is what pays the mortgage.

Of the sales the Land Registry and the energy register can match, 74 or about 53% of the year's total, the median price was about £5,250 per square metre. The typical floor area behind that figure is 79 square metres. That is a roomy two-bedroom or a tight three-bedroom, which is why particulars count bedrooms and leave the floor area out.

At the 2021 census, 23% of Leatherhead households had one bedroom, 32% had two, 27% had three and 19% had four or more. More than half of homes have two bedrooms or fewer, and buyers who need a fourth bedroom are competing for under a fifth of the stock.

For this corner of Surrey, Leatherhead is one of the more affordable places to buy into, and the price you pay depends mostly on whether you can live in a flat. Buyers who need a house will find prices stay comfortable up to a semi and get expensive once they want a detached house.
