What do houses cost in Larkfield?

For anyone buying or renting in Larkfield.

About £387,000 buys the typical home in Larkfield, and for once the typical home is an actual house. Semis sell more than anything else. Flats barely turn up. Detached homes need a parent with a generous will. Mid-market Kent prices, paid for mid-market Kent houses, with no heritage mark-up on top.

The Land Registry recorded 281 sales in the year to May 2026, at a typical price of about £387,000. Semi-detached homes set the pace, with 125 sales at a typical £395,000. Terraces followed with 71 sales at about £322,500, and detached houses with 64 sales at about £545,000. Flats made up 21 sales at around £215,000, which makes the flat market here a side room rather than a floor. The spread between a terrace and a detached house is where buyers find out which of them they can really afford.

Prices have been creeping rather than climbing. The published house price index for the area had the average at about £403,000 as of May 2026, up 1.6% on a year earlier and about 10% over five years. Flats went the other way, down 1.1% over the same twelve months. Neither figure is a boom or a crash. Anyone telling you the market is "flying" is selling something, probably your house.

Council tax clusters in Band C, and only about 10% of homes sit in bands A or B, so the bargain-basement bill is hard to find. A Band D home pays about £2,470 a year, the figure most people can hold up against what they pay now.

Renting is priced at council-area level rather than street level. The typical private rent across the Tonbridge and Malling area was about £1,470 a month as of April 2026, up about 4% on a year earlier. That is a mean from the official private rent index, not a median of listings. By size, one-bed homes averaged about £1,020 a month, two-beds about £1,320, three-beds about £1,610 and four-beds or larger about £2,460. The jump to four bedrooms is steep enough to make a landlord's lettings pitch sound almost apologetic.

Local household income was modelled at about £63,600 before tax in the financial year to March 2023. That figure is gross, a few years old and averaged across the area, so it is no mortgage calculator. It still sets the tone. The typical Larkfield house sits within reach for two earners with a deposit, and a stretch for one income. Detached homes are where the stretch becomes a gymnastics routine.

Measured by floor space, the typical sale went for about £4,400 per square metre, on a typical floor area of about 89 square metres. That covers the 93% of sales that could be matched to an energy certificate's floor area, not every sale. Eighty-nine square metres is a family house with sensible rooms. It is not a place for a home gym you will use twice.

The 2021 Census counts about 48% of households in three-bedroom homes, 25% in four bedrooms or more, 20% in two bedrooms and 7% in one. Three bedrooms is the house Larkfield builds, sells and buys again. Anyone searching for a one-bed will find the shortlist is short.

Houses in Larkfield cost what a well-kept family house should cost in this part of Kent, and that makes the price one of the better parts of the case for living here. The money buys floor space, not a postcode.
