What do houses cost in Knebworth?

For anyone buying or renting in Knebworth.

Knebworth's typical home sells for about £443,000. Detached houses go for nearly twice that, and flats for well under it. Two-bed starters are scarce, and family houses are the norm. Most of the money in this village goes on the extra bedroom.

The Land Registry recorded 53 sales in Knebworth in the year to mid-May 2026, at a median of about £443,000. That median hides four quite different markets of almost equal size. The 13 detached houses sold at a median of £850,000, and the 14 semi-detached houses at about £479,000. The 13 terraces went for £350,000 and the 13 flats for £280,000. In the 1880s Knebworth was built as a place people moved to from London for work, and now it is priced for people who commute back there.

The official house-price index for the area put prices up 3.7% in the twelve months to May 2026, with flats up a smaller 1.1%. The latest month showed a dip of 0.8%, and over five years the index rose 14%. A rise of under 4% in a year is steady, and a single month's slip of less than 1% is too small to bargain with.

Band D is the most common council-tax band in Knebworth, and only about 20% of homes are in bands A or B. A band D home here pays about £2,450 a year, against about £1,630 for band A and about £4,900 for band H. With the village's homes spread from band A to band H, look up the exact band for any house on the government's council-tax checker. The band on the bill can be a long way from the one a buyer assumed.

North Hertfordshire's typical private rent was about £1,420 a month in April 2026, an average across the whole council area, up 4.6% on a year earlier. The Office for National Statistics index behind it is a mean of rents, not a median of advertised listings, and it breaks down across the council area as about £1,010 a month for one bedroom, £1,270 for two, £1,550 for three and £2,210 for four or more. There is no published figure for studios or single rooms.

The Office for National Statistics models gross household income in Knebworth at about £71,000 a year before tax, for the financial year to March 2023. That is a healthy figure and a three-year-old one, and it describes earnings before tax, pensions and the train fare take their share. On a median sale price of about £443,000, a single typical household buying without equity from a previous home has a real stretch ahead of it. The households with that equity are the ones bidding.

The median price across the sales that could be matched to an energy certificate's floor area was about £5,380 per square metre, and the typical home behind that figure had about 82 square metres of floor space. Those matched sales are 48 of the 53, about 91%, so the figure covers most of the market, though some sales are left out.

At the 2021 census, about 11% of Knebworth homes had one bedroom, 30% had two, 31% had three and 28% had four or more. That is a village of family houses, with a thin layer of one-bed flats for anyone trying to get in at the bottom. The three-bed semi is the commonest search here, and those buyers are up against each other for a stock that is already mostly sized for families.

Knebworth's prices land in the middle of the range. They are nothing like cheap, but they are not wild either, and buyers who already own a home elsewhere will manage here more easily than first-time buyers.
