Who lives in Kingskerswell?

For anyone buying or renting in Kingskerswell.

Homeowners, mostly, and most of them are well past the school run. Renting is a minority activity here. More than a quarter of households are one person living alone. Families are present without being the dominant note. This is a village where the average household has already made its big moves and is now enjoying the results in a bungalow with a decent garden.

That figure describes that year rather than today, and it is a household total rather than a salary, which is worth remembering before anyone reads it as generous or as thin.

Families are a real presence without running the place. About 15% of households are a couple with dependent children, and roughly 9% are lone-parent households. Add the school-age population that implies, and the village primary makes sense as an institution people organise their week around, even though most households have no direct connection to it.

The larger story is single-person living. Around 28% of households are one person on their own, and about 18% of all households are a pensioner living alone, which is a subset of that first figure rather than an addition to it. Roughly one household in six being an older person by themselves is the quiet fact behind a lot of what the village looks like: the bungalow stock, the daytime activity, the fact that somebody is always in when a parcel arrives.

Qualifications sit in the ordinary middle. About 29% of residents hold a degree-level qualification, roughly 18% have none at all, and full-time students account for around 2%. That is a broad spread of educational backgrounds rather than a professional enclave or a place the professions have skipped, and the low student share reflects the obvious: nobody is renting a room here to be near a campus.

The people of Kingskerswell are comfortably, unremarkably in the middle: settled, older than average, and heavily invested in staying put. The strength of that is stability. The cost of it is the thin layer of younger adults, which is a fact worth knowing if you are one.
