What do houses cost in Kidlington?

For anyone buying or renting in Kidlington.

A typical Kidlington house sells for about £375,000. Flats start near £220,000. Detached houses clear half a million. Three bedrooms is the normal family home here, and a fourth is where the budget starts complaining.

The Land Registry recorded 136 sales in the year to May 2026, at a median of about £375,500. Prices split cleanly by type: flats went for around £220,000, terraces about £322,000, semis about £395,000 and detached houses around £508,000. Only 19 of those sales were flats. Anyone reading the flat price as a trend is drawing a line through a very small number of front doors.

The official house price index for the area rose 4.2% over the twelve months to May 2026, to an average of about £357,800. Flats in the same index rose only 0.7% over that year. That is a respectable year for houses and close to nothing for flats. A flat owner hoping the market would pay off the mortgage got a rounding error.

Council tax band C is the most common in Kidlington, and only 14% of homes sit in bands A or B, so cheap bills are scarce. A band D home pays about £2,583 a year at the current rates for the area. You can look up any property's band on the government's council tax valuation list, and it is worth doing early, because the bill moves with the band and a band E semi costs noticeably more each year than a band C one.

Renting means paying what the Office for National Statistics' rent index gives as the Cherwell average, about £1,290 a month across the whole district. By size, the Cherwell means are about £963 for a one-bed, £1,203 for a two-bed, £1,452 for a three-bed and £2,183 for four bedrooms or more. These are averages from an official index, which is different from a median of whatever is on the lettings sites this week, and there is no published figure for studios or single rooms. Above three bedrooms the rent jumps sharply. Landlords with a four-bed have worked that out.

Household income makes the prices look manageable. The Office for National Statistics models gross household income, before tax, at about £61,800 across the area for the financial year to March 2023. That is a modelled estimate from three years ago, so treat today's figure as somewhat higher at best. A two-earner household on that sort of income can reach a terrace or a smaller semi in Kidlington without heroics. The detached end stays further out of reach.

Price per square metre gives a fairer comparison than the asking price. Across the sales that could be matched to an energy certificate, 91% of them, the median was about £4,700 a square metre, and the typical floor area behind those sales was 81 square metres. The particulars lead with the bedroom count. The floor area is where the money actually goes.

At the 2021 Census, 11% of Kidlington homes had one bedroom, 22% had two, 45% had three and 22% had four or more. The three-bed is the local standard, so most of what comes up for sale is a family house and most of the competition is other families.

Kidlington is well priced for a home this close to Oxford: dearer than the cheap end of Cherwell, but fair value for the size of house and the street it comes with.
