A typical house in Kennington sells for about half a million pounds, and the average gets dragged up by detached houses. Most sales are detached. The semis are a fair bit cheaper. Terraces and flats hardly ever come up. You can buy a cheaper house here, but there are very few of them to buy.
In the year to May 2026, the Land Registry recorded 40 sales in Kennington at a typical price of about £500,000. Detached houses accounted for 21 of them and went for around £615,000. The 13 semis sold went for around £440,000. Three terraces sold at about £363,000 and three flats at about £280,000, and three sales of anything is too few to set a price by. The village's housing market comes down to two kinds of house, and the cheaper one is still well over £400,000.
The house price index covering the area rose about 3.6% in the twelve months to May 2026, to an average of around £408,000. Flats in the same index rose about 0.6%, which is close to no change at all. Flats barely moved, and in Kennington barely anybody moves into one.
Most Kennington homes are in council tax Band D, and about 16% are in the two cheapest bands, A and B. A Band D bill runs to about £2,580 a year. The village's homes are spread from Band A to Band H, so look up the exact band for the house you are viewing on the Valuation Office Agency's list. Don't assume it is the village norm.
Across the Vale of White Horse, typical private rent is about £1,330 a month as of April 2026. That figure is the district's mean from the Office for National Statistics index, and it isn't Kennington's own. By size, one-bedroom homes across the district average about £970, two bedrooms about £1,210, three about £1,480 and four or more about £2,200. District rents rose about 1% over the year. Renting is the one part of the local housing market that has stayed fairly calm.
Household income in Kennington averages about £70,000 a year gross, before tax. That is an Office for National Statistics model for the financial year to March 2023, so it describes incomes from a few years ago. Set against a typical sale of about £500,000, that income makes buying a stretch for one household on a single deal, and two decent salaries are the usual way in. Household incomes look comfortable until a detached house comes on the market.
The sales that can be matched to an energy certificate went for a median of about £4,800 per square metre, on a typical floor area of about 107 square metres. That match covers about 90% of the year's sales, so the figure is close to the whole market but leaves a few sales out. Around 107 square metres is a proper family house, and the price reflects that.
At the 2021 Census, about 8% of Kennington's homes had one bedroom, 24% two, 38% three and 31% four or more. The village has more four-bedroom homes than two-bedroom ones. A first-time buyer is shopping among homes built for families who got here years ago.
Kennington's prices are middling for what they buy. You get a good-sized family house, but the cheaper rungs of the ladder are mostly missing.
