Who lives in Hungerford?

For anyone buying or renting in Hungerford.

Settled homeowners in their late forties, mostly, with a steady supply of downsizers behind them. Six in ten own their home. The typical resident is 48. About a third hold a degree. Hungerford isn't a young town or a poor one. It's a comfortable town that has mostly finished moving house.

The 2021 Census, the source for every population figure on this page, puts about 62% of households in the Hungerford area as owner-occupiers. About 22% rent privately, and about 16% rent from a council or housing association. Owning is the norm, but a fifth of households renting privately is enough that the letting boards aren't a rare sight.

The median age is 48, and about 21% of residents are aged 25 to 44. That's a population more likely to be comparing pension statements than playground rotas. The age that lands a first mortgage is in the minority here, which is what happens when the houses cost what they do.

The Office for National Statistics models typical household income in the area at about £65,000 a year before tax, for the financial year to March 2023. That's a modelled figure from a few years ago, not a payslip, but it describes households who can afford a two-car drive without much fuss.

Household make-up is varied. About 30% of households are one person living alone, and within that about 15% are pensioners living alone. Couples with children make up about 18% of households and lone parents about 8%. So one in seven households is a pensioner on their own, and families with children are a minority rather than the town's defining image. That matters if you pictured a quiet street full of children on bikes.

On qualifications, about 35% of residents hold a degree and about 16% have no formal qualifications. Full-time students are about 1%. This is a town where people finished their education some time ago and got on with the mortgage. There's no university crowd here, and the local nightlife reflects it.

About 85% of residents describe their health as good or very good. Across the West Berkshire council area, preventable deaths run better than the England average, and smoking levels are similar to it. Those are council-wide figures measured against England, not Hungerford's own. Still, they describe an area where people tend to get old in reasonable shape, which suits a population that's getting there.

The Hungerford area's population sits in the middle of the range. It's comfortable, homeowning and getting older, neither struggling nor especially wealthy, and settled enough that the newest arrivals are usually older than the people who've been here longest expected.
