What do houses cost in Holloway, London?

For anyone buying or renting in Holloway, London.

A typical home in Holloway sells for about £582,500, and nearly every time that buys a flat. Houses do change hands, but rarely, and at prices from a different conversation entirely. Flats make up most of what sells. Prices have slipped over the past year. In Holloway the word "house" usually means a flat with a buzzer on the front door.

The Land Registry recorded 248 sales in Holloway in the year to May 2026, at a median of about £582,500. Flats made up 210 of those sales, with a median of about £535,000. Thirty-one terraced houses sold at a median of about £1,232,500, and seven semi-detached houses at about £2,000,000. With seven sales in a year, a semi in Holloway is closer to a sighting than a market.

The official house price index for the area was down about 6% in the twelve months to May 2026, and flats on their own were down 7%. Those are published changes over a year that has already happened, and they say nothing about next year. They do make the asking price of a flat valued in spring 2025 hard to defend. A seller still quoting the old figure is quoting a market that has moved on without them.

Band D is the most common council tax band in Holloway, and about 11% of homes are in bands A or B. Islington charges about £2,108 a year for band D, which is the line most buyers can hold their current bill against.

Islington's private rents average about £2,810 a month as of April 2026, up 4% over the year. That is the Office for National Statistics index across the whole borough, a mean of all private rents and not a median of what is advertised this week. By size, the borough averages about £2,129 a month for a one-bedroom home, £2,640 for two bedrooms, £2,939 for three and £4,153 for four or more. The index does not publish studio or room rents.

The Office for National Statistics models median household income in Holloway at about £72,000 for the financial year to March 2023. That figure is gross, before tax, and it is three years old. A flat at about £535,000 is a stretch on that income and a house is out of reach. "Gross" is the word to keep an eye on, because the mortgage lender works from the smaller number left after tax.

Among the sales that could be matched to an energy certificate's floor area, the median price was about £8,600 per square metre, for a typical home of about 85 square metres. That match covers 89 sales, about 36% of the year's total, so the measure misses most of them. An energy certificate lists the floor area, so check the certificate for any flat you view against the square footage on the particulars. The certificate has no reason to round up.

The 2021 census counted about 36% of Holloway households in one-bedroom homes, 35% in two bedrooms, 18% in three and 10% in four or more. Buyers looking for a family house are shopping in the smallest aisle in the shop.

Holloway costs about what a buyer would expect for a well-connected patch of Islington. It is middling value, with a soft past year that helps flat buyers and does nothing for anyone who needs a garden.
