What do houses cost in Hitchin?

For anyone buying or renting in Hitchin.

A typical Hitchin home sold for about £430,000 over the past year. Flats come in at around a quarter of a million. Terraces sit close to the town's typical price. Detached houses go for about £835,000. Every one of those prices includes the fast train to London and Cambridge.

The Land Registry recorded 389 sales in Hitchin in the year to May 2026, at a median of about £430,000. The split by type is wide. Flats went for a typical £250,000 across 141 sales, terraced houses about £425,000 across 88, semi-detached houses about £580,000 across 113, and detached houses about £835,000 across 47. The terrace is the closest thing the town has to an average house, and the market has decided it is worth almost exactly the median. That one middle figure covers a one-bed flat near the station and a detached house towards St Ippolyts, and describes neither.

The house-price index for the area put the average at about £417,000 in May 2026, up 3.7% on a year earlier. Flats rose by 1.1% over the same twelve months, so the flat buyer's market barely moved while houses carried the gain. The latest month showed a dip of 0.8%, which is one month and too small to read anything into. Steady is the word for it, and nobody has to rush.

Band C is the most common council tax band in Hitchin, and about 26% of homes are in bands A or B. North Hertfordshire's band D bill comes to about £2,449 a year, the easiest figure to hold against whatever you pay now. Check the band of the specific house on the government's council tax valuation list, because the same street can span three bands and the difference lands every month.

Renting is no cheap way in. The Office for National Statistics puts typical private rent across North Hertfordshire at about £1,420 a month as of April 2026, up 4.6% on the year, a mean for the whole district that includes Letchworth and Baldock alongside Hitchin. By size, that works out at about £1,010 a month for a one-bed, £1,270 for a two-bed, £1,550 for a three-bed and £2,210 for four bedrooms or more. Tenants in a family house are paying close to a mortgage without getting any of the house.

Modelled household income in the area averaged about £68,000 a year before tax in the financial year to March 2023, in the Office for National Statistics' estimate. That is a comfortable income by most standards, though it is an older figure than the prices it is being set against. Against a £430,000 median, a single earner on a typical salary is looking at a flat, and a couple on two decent salaries is looking at a terrace and a long talk with a mortgage adviser. The people buying the semis are mostly the people who already sold something.

Of the sales that could be matched to an energy certificate's floor area, about 76% of the year's total, the median price was about £5,600 a square metre. The typical floor area behind that figure is about 85 square metres, roughly what a modest family home looks like.

The 2021 census counted about 14% of Hitchin households in one-bedroom homes, 27% in two bedrooms, 37% in three, and 22% in four or more. The three-bed is the town's natural unit, which is why the buyers looking at one tend to keep bumping into each other at viewings near Butts Close and Ransom's Recreation Ground.

Hitchin costs what a commuter town on a fast line costs: middling for this part of Hertfordshire, steady rather than cheap, and fairest to the buyer who wants a terrace and can live with the price of one.
