What's the area around Highgate like?

For anyone buying or renting in Highgate.

Highgate is surrounded by green space, and almost every home is within a short walk of some of it. The nearest patch is a stone's throw from the average front door. Dozens more are within a kilometre. Hampstead Heath runs along one side, and there are ponds on it to swim in. For a hilltop four and a half miles from Charing Cross, it does a good impression of the countryside.

The average home in Highgate is about 120 metres from the nearest public green space and has around 37 within a kilometre. They include Hampstead Heath and Parliament Hill, Kenwood, Waterlow Park and Highgate Cemetery, with Alexandra Palace not far off. The area began on the edge of the Bishop of London's hunting estate, and centuries later most of the hunting ground is still open land.

The nearest water is about 620 metres from the average home, and there are about 14 bodies of water within a kilometre. Here, that means the ponds on the Heath and its lido. Nobody buys in Highgate for a sea view, but a swim is within walking distance.

The National Cycle Network is about 5.9 kilometres away on average, and none of Highgate's postcodes are close to it. Cyclists here share the roads with everyone else, and Highgate Hill makes every ride home a climb.

The local business rates list counts 381 premises in the area. They include 166 shops, 81 offices, 15 restaurants and 13 pubs. Those are premises on the valuation list, and the list does not show whether each one is trading today. One of the pubs, the Gatehouse, is named after the bishop's old toll-house on the road north, and the businesses along that road have been taking travellers' money ever since.

Haringey Council's area had fine-particle air pollution of about 8.9 micrograms per cubic metre in 2024.

Most of the character comes from what is protected. Highgate Village sits at the top of Highgate Hill with views across central London, and the area has four conservation areas: Highgate Village, Holly Lodge Estate, Dartmouth Park and South Hill Park. Lauderdale House and Cromwell House are among the old buildings near the top of the hill, and the cemetery holds George Eliot, Michael Faraday, Christina Rossetti and Douglas Adams. The view over London from Parliament Hill is protected by law, which means even the scenery has a planning officer looking after it.

Private gardens add about 56,900 square metres per 1,000 residents. Seven in ten homes are flats, so that space is shared unevenly, and a lot of residents rely on the Heath instead of a lawn of their own. Whether a flat comes with a garden, a shared garden or only a view of someone else's is worth checking on the title before a viewing.

Of the 106 food businesses with a hygiene rating, about 80% hold the top score of five and about 2% are rated low. That is a good record for an area that serves a lot of walkers coming off the Heath.

None of the area falls within an area of outstanding natural beauty or a site of special scientific interest, and official mapping records no ancient woodland designation overlapping it. The green space is London parkland and heath, looked after for the public. It has no official landscape designation and does not need one to stay green.

The surroundings are the best thing about living in Highgate. Heathland, ponds, parks and woodland are all within walking distance of most front doors, on a hill in the middle of north London.
