What do houses cost in High Barnet?

For anyone buying or renting in High Barnet.

A typical home in High Barnet sells for about £610,000. That figure is the middle of the market, not the bottom of it. Flats are the way in at around £355,000. Semis run to about £740,000. Detached houses reach about £1,000,000. Prices have slipped a little over the past year, but they slipped from a very high base.

The Land Registry recorded 293 sales in the year to May 2026, at a typical price of about £610,000. The 107 flats that sold went for around £355,000, the 56 terraced houses for about £638,000, the 89 semis for about £740,000, and the 41 detached houses for about £1,000,000. Flats were the biggest group of sales. The "High" in the name refers to the hill the town is built on, but anyone looking at a semi here could be forgiven for reading it as a comment on the prices.

The Land Registry's house price index puts the average at about £591,000 as of May 2026, down about 4% on a year earlier. Flats fell further, by about 6% over the same twelve months. These are published changes for the index area over a year that has already happened. A 4% fall on a semi here takes off more than a small flat costs in plenty of towns, and it still leaves the asking price in roughly the same place.

Council tax is mostly band D, and only about 8% of homes are in the two cheapest bands, A and B. A band D home pays about £2,133 a year. Few homes fall in the cheap bands, so most buyers here pay a mid-band bill, whatever they paid for the house itself.

For the borough of Barnet as a whole, the typical private rent was about £1,930 a month in April 2026. That figure is an average across the borough from the Office for National Statistics' rent index, not a median of local listings. By size, the borough figures were about £1,490 a month for a one-bedroom home, £1,840 for two bedrooms, £2,230 for three and £3,170 for four or more. No reliable figure exists for studios or single rooms, and anyone quoting one is guessing.

The Office for National Statistics models gross household income, before tax, at about £79,500 a year for the financial year to March 2023, averaged across the area. That is a good income, and it is a long way short of a semi at around £740,000. The households on it can afford most things here, as long as they bought before now.

The typical sale works out at about £6,510 per square metre, across a typical floor area of about 103 square metres. The figure only covers sales that could be matched to a floor area on an energy certificate, which was about 71% of them. The certificate lists the floor area, and checking it against that rate is a quick way to see whether a particular asking price is out of line. A spacious hallway in the photos does not add any square metres.

At the 2021 census, about 15% of homes had one bedroom, 29% had two, 29% had three and 27% had four or more. The two-, three- and four-bedroom groups are close to even, so High Barnet is mostly a town of family homes, and a family home is the expensive kind.

On price, High Barnet is poor value. A buyer pays heavily for the hill, and the dip over the past year hasn't changed that.
