What do houses cost in Hazlemere?

For anyone buying or renting in Hazlemere.

A typical home in Hazlemere sells for around £543,500. A detached house costs well over that, and a flat costs about half as much. Most of what comes up is a family house with three or four bedrooms. The price is for the garden and the plot, and Hazlemere has those to spare.

The Land Registry recorded 220 sales in the year to May 2026, with a median price of about £543,500. Detached houses were the biggest group, with 85 sales at a median of £760,000. There were 76 semis at about £519,000, 31 terraces at £440,000 and 28 flats at about £299,000. Fewer than a third of those sales were a terrace or a flat. Most people buying here are trading up from somewhere smaller.

The house price index for the wider area rose by 2.8% in the twelve months to May 2026, to an average of about £486,000. Flats in the same index rose by 0.4%. Neither number is dramatic. Houses held their value comfortably over the year, while flats barely moved.

Band D is the most common council tax band here, and the band D bill is about £2,527 a year. The cheap bands are almost absent: of the 9,890 homes on the valuation list, 100 are in band A and 250 in band B. The top band, H, costs about £5,053 a year, and 340 homes are in it. The council tax list here describes the same comfortable town the sale prices do.

Buckinghamshire as a whole has a typical private rent of about £1,470 a month as of April 2026, up 5% on the year. That's a mean from the Office for National Statistics' rent index, worked out across the county, so it doesn't tell you what Hazlemere's own rents are. By size, the county averages are about £1,030 for one bedroom, £1,310 for two, £1,600 for three and £2,360 for four or more. Studio and room rents aren't published. Hazlemere's homes are mostly the three- and four-bedroom kind, so a renter here will usually pay the higher end of those figures.

The Office for National Statistics models household income here at about £75,600 a year before tax, for the financial year to March 2023. After tax that's about £54,200. Against a median sale price of £543,500, that's a stretch for one income and still takes some effort on two. Many of the current owners bought years ago, which is how they ended up living next to a detached house worth £760,000.

Price per square metre is about £5,300, based on the sales that could be matched to an energy certificate's floor area, which covers about 79% of them. The typical floor area behind that figure is 98 square metres. That's a decent family house with no extra room at all. At these prices a buyer is mostly paying for the plot and the address.

The 2021 census describes a housing stock built for families. About 41% of homes have three bedrooms and 40% have four or more, while two-bedroom homes are about 13% and one-bedroom homes about 6%. If you're a first-time buyer looking for a two-bed, the choice is small. Check the sold-price history for the specific street, because a few hundred metres can move you from a semi-detached price to a detached one.

Houses in Hazlemere are middling value at best: you get a solid family home with space, but it costs plenty. That's the price of living in the south Buckinghamshire suburbs, and the census figures show most buyers paying it on two incomes.
