Who lives in Hawkinge?

For anyone buying or renting in Hawkinge.

Homeowners in early middle age, mostly with a lawn to worry about. Three in four own their home. The typical resident is 41. About a quarter of households are couples raising children. Hawkinge is what middle age looks like with a driveway and a lawn.

At the 2021 Census, which is the source for every population figure on this page, about 74% of Hawkinge households owned their home. About 15% rented privately and about 10% rented from a council or housing association. A letting agent's window here would be a small one. People move to Hawkinge to buy, and then they stay.

The typical resident is 41, and about 25% of people are in the 25 to 44 age band. That's old enough to have opinions about the neighbour's extension and young enough to still be planning one of their own. The town isn't a retirement enclave or a starter-home estate full of twentysomethings. It sits in between, which is where most of the people who bought here in the last twenty years have ended up.

That second group is part of the first, not added to it. It's a reminder that an estate full of children also has quiet houses where the children grew up and left.

Education is spread across the range. About 27% of residents hold a degree, about 15% have no formal qualifications, and only about 2% are full-time students. Graduates and school leavers live on the same streets in the same kinds of houses, and nobody checks certificates at the door. With so few students, there's nothing resembling a student quarter, and nobody should expect a university-town feel.

Only 119 of the town's 8,499 residents live in communal settings such as care homes rather than private households, too few to skew any of the shares above.

Hawkinge's population is middling in the plainest sense: settled owners, families in the middle years and a comfortable but not lavish income. It's neither remarkable nor a warning sign, and for most buyers looking here, that's exactly what they came for.
