Who lives in Hatfield Peverel?

For anyone buying or renting in Hatfield Peverel.

Most people in Hatfield Peverel are homeowners in middle age or older. About seven in ten own their home. The typical resident is close to fifty. Almost nobody is a student. A few younger families live alongside them.

About 70% of households own their home. Social renting accounts for about 18% and private renting about 12%, so there are more council and housing association tenants than people renting from a private landlord. For anyone hoping to rent privately, that means few homes to choose from.

The median age is 49, and only about 22% of residents are aged 25 to 44. Most residents are older than the people buying their first or second home, and village life is organised around them.

Household income across the area was modelled at about £65,000 a year before tax for the financial year to March 2023. That is an average for the wider neighbourhood, now a few years old, and gross pay comes out much smaller once tax is taken. It's a comfortable figure, and in a village where most homes are owned, a lot of the wealth is in the houses rather than the pay.

The rest of this page uses census 2021 figures. About 29% of households are one person living alone, and about 15% are a pensioner living alone, a group within that 29%. Couples with dependent children make up about 17% of households, and lone parents about 9%. Many of the big houses here are now lived in by one or two people whose children have grown up and left.

About 28% of adults have a degree, and about 18% have no formal qualifications. Full-time students make up about 1% of residents. There is no college or university nearby to bring young people in, so the population changes slowly.

On these numbers, Hatfield Peverel's population is unremarkable: middle-aged, mostly homeowners, financially comfortable without being rich, with few renters and few young adults.
