Who lives in Hartfield?

For anyone buying or renting in Hartfield.

Hartfield is mostly settled, middle-aged homeowners who arrived and stayed. Three in four own their home. The typical resident is about fifty. Four in ten have a degree. Twenty-somethings mostly leave, and they come back in their forties with a mortgage offer.

About 75% of households own their home. Private renting accounts for about 9% and social renting for about 15%, so a council or housing association tenancy is more common here than a private let. That surprises people who judge a village by its lanes. Homes here change hands rarely, and when they do they tend to go to another owner-occupier.

The typical resident is 50, and only about 17% of residents are aged 25 to 44. The age band that fills commuter trains and nursery waiting lists is thin here. Hartfield's residents mostly got the career and the children out of the way somewhere else first.

Modelled household income, before tax, averaged about £72,000 in the financial year to March 2023. That describes the area as it was then, not what anyone earns today, but it fits a place where most of the mortgages are paid off or shrinking.

Hartfield has 1,046 residents in 436 households. It is small enough that a new family on the lane gets noticed within a week.

Every population figure here comes from the 2021 census. About 25% of households are one person living alone, and about 15% are a pensioner living alone, which is part of that one-person figure, not an addition to it. Couples with children make up about 20% of households and lone-parent families about 8%. That is a mix of long-settled couples, people living alone later in life and a smaller group of families raising children, and in a village this size those groups make up most of the school gate, the church rota and the pub quiz between them.

About 40% of adults hold a degree-level qualification and about 14% have no formal qualifications. Full-time students make up about 1% of residents, because anyone studying has usually moved somewhere with a railway station and a nightlife. The mix covers people who retrained twice and people who have run a farm or a trade all their lives, and in the pub both are equally likely to tell you what the planning committee got wrong.

Hartfield's population is comfortable, settled and older than average. It suits buyers who want to stay put, and it offers much less to people still looking for their first home.
