Who lives in Harrow Weald?

For anyone buying or renting in Harrow Weald.

Harrow Weald is lived in by homeowning families in their thirties and forties, with a large renting minority alongside them. Just under six in ten own. The typical resident is in their late thirties. Around four in ten adults have a degree. It is a working suburb, busy enough to have no time for the residents' association and settled enough to be asked to join one.

The 2021 census, which supplies every population figure on this page, found about 57% of Harrow Weald's households owning their home, with about 29% renting privately and the rest in social housing. That private-rented share is the flats near Wealdstone and the converted houses along the main roads, sitting a short walk from streets of owner-occupied semis.

The typical resident was 38, and about 30% of people were aged 25 to 44. This is the age of the second child and the loft conversion, when the house is too small and the mortgage too big.

The Office for National Statistics models gross household income in Harrow Weald at about £74,000 for the financial year to March 2023, before tax and a few years behind today's wages. Gross is the figure people quote at dinner parties; the mortgage is paid from what is left after deductions.

The households split almost evenly between the family and the solo. About 20% are couples with children and about 20% are one person living alone, a share that includes the roughly 10% who are pensioners on their own. Lone parents head about 12% of households. The family semi and the one-person flat are level pegging, at about a fifth each.

About 40% of adults hold a degree, and about 21% have no formal qualifications at all, while full-time students make up only about 3% of the population. Harrow Weald is a working suburb, not a student town, and its graduates mostly arrived with the degree already finished, a student loan still running and a commute to plan.

About 84% of residents describe their health as good or very good. Harrow as a whole has a preventable death rate better than England's, according to the Office for Health Improvement and Disparities' local profiles, and a smoking rate similar to England's. Those are borough measures set against the national benchmark, and they describe the authority, not the habits of any one street.

Harrow Weald's population is middling in the best sense of a suburb: working families, steady incomes and a renting minority, with nothing unusual pulling the picture in either direction.
