Who lives in Hampton, London?

For anyone buying or renting in Hampton, London.

Mostly comfortable homeowners in middle age. Two-thirds own their home. Half the adults have a degree. The typical resident is in their mid-forties. Hampton is prosperous, though its population is more mixed than the house prices suggest.

The figures here come from the 2021 census unless stated otherwise. About 66% of Hampton's households own their home, about 17% rent privately and about 15% rent from a council or housing association. That social-rented share is bigger than most people would guess from the sold prices. The town's population is a mix of long-settled owners and social tenants, with a smaller private rental market between them.

The median age is 44. People aged 25 to 44 make up about 25% of residents. Hampton gets new arrivals, but most of them have spent their twenties somewhere cheaper and come here once they can afford to settle.

The Office for National Statistics models median household income at about £90,000 before tax for the financial year to March 2023, averaged across Hampton's neighbourhoods. That is a gross figure from three years ago, and it averages working couples on the riverside together with pensioners on fixed incomes, so it describes very few actual households.

Households are a mix of families and people living alone. About 23% of households are couples with dependent children and about 10% are lone parents. About 30% are one person living alone, and within that, about 14% of all households are a pensioner on their own. In total, roughly a third of homes have children in them and almost as many have one person rattling around.

About 53% of residents hold a degree, and about 12% have no formal qualifications. Full-time students make up about 1%. Hampton has no university and no student flats, and the teenagers who go away to study come back mainly for the holidays.

About 86% of residents describe their health as good or very good. Across Richmond upon Thames as a whole, the rate of deaths from preventable causes is better than the England average, and the smoking rate, at about 9%, is similar to England's. Those last two are borough-wide figures and cover far more than Hampton.

About 190 residents live in communal establishments such as care homes and not in private households. That is too few to skew any of the shares above.

Hampton's residents are well off, well qualified and mostly settled in their own homes, and in that sense the place is one of the better-placed suburbs in London. Behind that picture are a good number of social tenants and pensioners living alone.
