What do houses cost in Hadlow?

For anyone buying or renting in Hadlow.

A typical house in Hadlow costs about £400,000. That buys you a semi. Detached houses cost the kind of money most buyers only see on someone else's listing. Flats barely come up for sale. Hadlow is priced for people who already have a house to sell.

The Land Registry recorded 45 sales across the Hadlow area in the year to mid-May 2026, at a median of about £407,000. That median is where the semis sit: 17 of them sold at a median of about £407,000. Terraces came in at about £350,000 across 13 sales. Detached houses went for about £940,000 across 11 sales. Only four flats sold, at a median of about £185,000, which is too few to plan around. The village's cheapest route in is also its rarest.

The house price index for the area moved very little. In the year to May 2026 it rose about 2%, putting the average price at about £403,000. Flats went the other way, down about 1% over the same twelve months. Neither change is a boom or a crash, so any agent describing either one as "momentum" is filling space in the brochure.

Council tax lands in the middle and stays there. Band D is the most common band, and only about 10% of homes sit in bands A or B. A band D bill here is about £2,470 a year. Anyone who assumes village life comes with a village-sized bill should check that figure before they buy.

Renting has to be judged at borough level. The typical private rent across the Tonbridge and Malling area was about £1,470 a month in April 2026. That figure is an average from the Office for National Statistics rental index, not a median of listings, and it covers the whole borough rather than Hadlow alone. By size it runs from about £1,020 a month for one bedroom to about £1,320 for two, £1,610 for three and £2,460 for four or more. There is no reliable figure for studios or single rooms, and in a place with this few flats that should not surprise anyone.

Set against local incomes, the stretch is plain. The Office for National Statistics models median household income across the area at about £63,700 before tax, for the financial year to March 2023. A median sale of about £407,000 sits a long way above that. Two good salaries and a healthy deposit will get a buyer through the door. A single income will usually be looking at a terrace, or at the borough-wide rents above.

By floor area, sales that could be matched to an energy certificate went for a median of about £4,500 per square metre, and the typical home behind that figure was about 76 square metres. That covers about 67% of sales, the ones that can be measured this way, so treat it as a strong guide rather than a complete one. Period charm and a conservation-area address sit inside that number, whether or not the buyer meant to pay for them.

The homes are built for families. At the 2021 Census about 40% of households had three bedrooms and about 32% had four or more, against about 22% with two and about 7% with one. The search filters most first-time buyers set will turn up very little here.

For most buyers, Hadlow is expensive for what it is: good houses at prices that favour people already on the ladder, with little at the bottom for anyone trying to get on.
