What do houses cost in Greenhithe, Kent?

For anyone buying or renting in Greenhithe, Kent.

A typical home in Greenhithe sells for about £340,000. A flat comes in well under that and a terrace well over it. Detached houses are scarce enough to count by hand. Prices have barely moved in a year. For a riverside village with fast trains to London, that is a reasonable bill.

The Land Registry recorded 203 sales in the Greenhithe area in the year to May 2026, at a median of about £340,000. That middle figure is propped up by the flats. The 75 flats that sold went for about £215,000, the 61 terraced houses for about £372,000, the 47 semis for about £425,000 and the 20 detached houses for about £515,000. A terrace here costs more than the "typical" home, which is what happens when two-fifths of the market is flats. Hasted wrote in 1778 that the chalk pits along this shore supplied London and half of East Anglia. The village now exports commuters instead, and prices them by the bedroom.

The published house price index for the area put the average at about £337,000 as of May 2026, down about 1% on a year earlier. That is a rounding error, in the sense that a buyer will spend more energy on the survey. Flats did worse, down about 3% over the same twelve months, which is small but real, and the flat buyer has the slightly stronger hand in a negotiation at the moment.

Band D is the most common council tax band in Greenhithe, and only about 24% of homes sit in bands A or B. A band D bill from Dartford Borough Council and the county runs to about £2,375 a year, so the newer estates have put most households into the middle of the scale.

Renting is the dearer way in. Across the Dartford borough the typical private rent was about £1,560 a month as of April 2026, an average from the Office for National Statistics index, which rose about 4% over the year. By size, Dartford's one-bed homes averaged about £1,080 a month, two-beds about £1,405, three-beds about £1,690 and four-beds or larger about £2,350. Rents are climbing while the flat prices slip, which is the kind of gap that sends tenants to a mortgage adviser.

Household income in the area was modelled at about £64,000 before tax for the financial year to March 2023, an average across the wider Greenhithe district and now a few years old. On that, a £215,000 flat is within reach of a household with a deposit, and a £372,000 terrace is a stretch but a familiar one. The detached house at £515,000 is for the household that earns well above the middle.

Of the sales that could be matched to a floor area on an energy certificate, about 87% of the year's total, the median price was about £4,300 a square metre. The typical home behind that figure has about 75 square metres of floor space, which is a decent two-bed or a snug three. Check the floor area on the energy certificate yourself, because a square metre on the riverside estates and one in the older village streets can cost very different amounts.

The 2021 Census counted about 17% of homes with one bedroom, 36% with two, 33% with three and 14% with four or more. Two and three bedrooms make up most of the market, which is where the competition will be and where most of those terraces sit.

Greenhithe is one of the better-value places on this stretch of the Thames. The flats are the cheapest way in, and the terraces cost what a station like this is worth.
