What do houses cost in Ewhurst?

For anyone buying or renting in Ewhurst.

A typical house in Ewhurst costs about £700,000, and that's the middle of the market, not the ceiling. Detached homes sell for well over that. Terraces barely come up at all. Four bedrooms is the local default, not the upgrade. This is a village where the ladder starts on the second floor.

The Land Registry recorded 24 sales in the year to early February 2026, at a median of £700,000. Detached houses made up half of them, 12 sales at a median of £820,000. Semi-detached houses went for a median of £750,000 across 7 sales, which means the semi here costs what a detached house costs in most of the country. Only 3 terraced homes sold, at a median of £430,000, a figure built on so few sales that one keen buyer could move it. The cheap end exists in principle. In practice it changes hands about as often as the church gets a new vicar.

The published house price index for the area rose 2.1% in the twelve months to May 2026. Flats moved 0.1% over the same period, which is a rounding error dressed as a statistic. Nobody here is riding a boom. Prices are holding at a level that was already high, which is its own kind of news for anyone waiting for a dip.

Council tax follows the house sizes. The most common band is G, and only about 4% of homes sit in bands A or B. Band D costs about £2,605 a year here, and since most of the village is banded well above D, that figure is the polite version of the bill most buyers will actually pay.

Renting is an option on paper. The typical private rent across the Waverley area was about £1,440 a month as of April 2026, a borough-wide average from the Office for National Statistics index, not a figure for the village itself. By size, the Waverley averages run at about £1,040 a month for one bedroom, £1,340 for two, £1,610 for three and £2,340 for four or more. Given the housing mix, most of what Ewhurst has to rent sits at the expensive end of that list.

Local households earned a modelled gross income, before tax, of about £72,000 in the financial year to March 2023. That's a comfortable income, and it still sits a long way short of a £700,000 purchase. The gap gets closed by equity from the last house, not by the salary. Buyers arriving with a mortgage and no previous property to sell will find the village was priced for people on their third move.

Of the sales that could be matched to an energy certificate's floor area, about 38% of the total, the median price was roughly £5,000 per square metre, on a typical floor area of 85 square metres. That's a small sample, so treat it as a sense of scale rather than a valuation tool. It's also a reminder that the premium buys the plot, the lane and the hills more than it buys extra rooms.

The 2021 Census counted about 42% of households in homes with four or more bedrooms, 33% with three, 18% with two and 7% with one. Anyone searching for a two-bed is fishing in a small pond. Anyone searching for a one-bed should check they've typed the right village.

Ewhurst is poor value by any ordinary measure, and it doesn't pretend otherwise. The price is the admission fee for the hills, and it only goes one way at the door.
