Who lives in Ewell?

For anyone buying or renting in Ewell.

Mostly homeowners in early middle age who have stopped moving. Eight in ten households own their home. The typical resident is in their early forties. Two in five adults have a degree. Ewell is what a mortgage looks like once it has stopped being frightening.

The 2021 Census, which is the source for every population figure here, found about 79% of Ewell's households owning their home. About 12% rent privately and about 8% rent from a council or housing association. With so few rented homes, most of the people you meet on a new road here bought their house and are expecting to stay.

The median age is 43, and about 25% of residents are between 25 and 44. That is a profile with mortgages, school runs and parents' evenings in it, with a retired generation alongside who never left.

The Office for National Statistics models average household income across Ewell's neighbourhoods at about £74,000 a year before tax, for the financial year to March 2023. That is comfortable money, enough to keep up the payments on a semi and still worry about the boiler.

Couples with dependent children make up about 26% of households, and lone parents about 10%. About 23% of households are one person living alone, and pensioners living alone account for about 13% of all households, within that figure. Ewell holds families in the middle of raising children alongside people whose children grew up and moved out years ago, sometimes on the same road.

About 41% of adults hold a degree or equivalent, and about 14% have no formal qualifications. Full-time students are about 2% of residents. There is no university here, and the young adults who leave for one mostly come back when they are ready to buy a house of their own.

Ewell's residents are one of its real strengths: established owners, healthy finances and very few people renting or passing through.
