What do houses cost in East Peckham?

For anyone buying or renting in East Peckham.

A typical house in East Peckham sells for about £435,000, and there isn't much sold below that. Detached houses go for about £570,000. Terraces are the cheapest way in. Flats barely come up. It's a village priced for people who've already done the starter-home years somewhere else.

In the year to May 2026, the Land Registry recorded 49 sales across the East Peckham area, at a median of about £435,000. Detached houses were the biggest group, with 17 sales at a median of around £570,000. The 15 semis came in at about £425,000 and the 14 terraces at about £313,000. Only three flats sold, at a median of around £194,000, which is too few to tell you what a flat here costs. With sales this thin, one farmhouse can move the whole median.

Prices are barely moving. The published house price index, which covers the wider area rather than the village alone, put the average at about £403,000 in May 2026, up 1.6% on a year earlier. Flats in the same index were down 1.1%. Both changes are small. Nobody is making a fortune here this year, and nobody is losing one either, whatever the estate agent's window says.

Band D is the most common council-tax band, and only about 11% of homes are in bands A or B. A band D bill runs to about £2,470 a year. If you're looking for the cheap corner of the valuation list, East Peckham mostly doesn't have one.

Renting costs about £1,470 a month. That's the average private rent across the whole Tonbridge and Malling area as of April 2026, taken from the Office for National Statistics index. It's a mean, not a median of listings, and it isn't a figure for the village itself. By size, the district averages are about £1,020 for a one-bed, £1,320 for a two-bed, £1,610 for a three-bed and £2,460 for four bedrooms or more. There are no figures for studios or rooms. In a village with so few flats, you'd struggle to find one to rent anyway.

Local incomes are healthy but dated. The Office for National Statistics modelled typical household income across the area at about £74,000 before tax in the financial year to March 2023. That's a comfortable figure, and still well short of what a £435,000 house needs without a large deposit or equity from a previous sale. The people buying here mostly arrive with a house to sell.

Of the sales that can be matched to an energy certificate's floor area, which is about 84% of them, the median price was about £4,560 per square metre. The typical home behind that figure has about 97 square metres of floor space. That's a normal family house with no spare rooms.

The 2021 census bedroom counts explain the prices. About 38% of homes have three bedrooms and about 36% have four or more. Two-beds make up about 19% and one-beds about 7%. It's a village of family houses, and family houses cost family-house money.

If you already own a home, East Peckham's prices are manageable. If you're buying your first, they're a stretch, and there are very few small, cheap homes to start in.
