What do houses cost in Downley?

For anyone buying or renting in Downley.

A typical house in Downley costs about £475,000. Semis go for about that. Detached houses go for about £637,500. Flats hardly ever come up. For a village that has more or less merged with High Wycombe, that is Chilterns money.

The Land Registry recorded 23 sales in the year to early April 2026, at a median of £475,000. Semi-detached houses made up 10 of them, at a median of about £470,000, and the 8 detached houses went for about £637,500. Only 3 flats sold, at a median of around £275,000. With 23 sales in a whole year, a single big detached house going through can move the middle figure on its own, so the market is too thin to read much into a month's swing.

The official house price index for the area showed average prices up 2.8% in the twelve months to May 2026, putting the average at about £486,000. Flats in the same index rose 0.4%, which is close to standing still. That is a modest year for houses and a flat one for flats. Neither figure says what the next year will do.

Band D is the most common council-tax band in Downley, and only 2% of homes are in bands A or B. Buckinghamshire Council's band D bill is about £2,530 a year. The cheapest bands barely exist here, so most buyers should budget for band D or above from the start.

Buckinghamshire's typical private rent was about £1,470 a month as of April 2026, an average across the whole county from the Office for National Statistics index. By size, the county averages are about £1,030 for a one-bedroom home, £1,310 for two bedrooms, £1,600 for three and £2,360 for four or more. Those are county averages. A four-bedroom house near Downley Common will not be renting at the figure for a flat in Aylesbury, and Downley has few one-bedroom homes to rent anyway.

The Office for National Statistics models gross household income, before tax, at about £64,500 a year for the financial year to March 2023, averaged across the wider neighbourhood around Downley. That is a good income, and a median house at £475,000 still takes a large deposit and a long mortgage to reach. Downley is affordable mainly to people who already own somewhere else and are trading up.

Of the sales that could be matched to an energy certificate's floor area, about 83% of the total, the median price was about £4,800 per square metre, on a typical floor area of about 100 square metres. Floor areas in sales particulars can be generous. The energy certificate on the government register gives the measured figure for the same house, so it is worth comparing the two before you settle on a price per square metre.

At the 2021 Census, 2% of Downley's homes had one bedroom, 15% had two, 45% had three and 38% had four or more. Put that next to a typical floor area of around 100 square metres and the picture is the three- and four-bedroom family house, with almost nothing smaller. The first rung of the ladder is missing in Downley. People arrive on the third.

Houses in Downley are expensive for what they are, which is mostly post-war family homes on the edge of a large town. Value is the weak point here. Only buyers who already have equity to bring will find the numbers work.
