What do houses cost in Didcot?

For anyone buying or renting in Didcot.

A typical Didcot home sells for about £350,000. A flat costs around £215,000. A detached house costs about £450,000. The semi in the middle sells more than anything else. For this part of Oxfordshire, that is getting off lightly.

The Land Registry's last twelve months, in the year to late May 2026, put the typical sale price in Didcot at about £350,000 across 390 sales. The 157 semis went for a typical £372,500, the 111 terraces for £300,000, the 71 detached houses for £450,000 and the 51 flats for £215,000. Semis outsold every other type, which makes sense in a town where Ladygrove and Great Western Park did most of the building.

The official house price index for the area rose by about 4% in the twelve months to May 2026, with an average price of around £470,700. Flats rose by about 1% over the same period. Houses are doing the climbing and flats are mostly holding their ground.

Band C is the most common council-tax band in Didcot, and about 18% of homes are in Bands A and B. South Oxfordshire's band D bill is about £2,600 a year. If you are looking on Great Western Park, check which council the house falls under, because the estate crosses the boundary into the Vale of White Horse.

Across South Oxfordshire as a whole, the Office for National Statistics puts typical private rent at about £1,380 a month as of April 2026, an average across the whole district, down about 0.3% on a year earlier. By size, that comes to about £1,030 for a one-bed, £1,270 for a two-bed, £1,590 for a three-bed and £2,290 for four bedrooms or more. These are averages from a rent index rather than asking prices on listings, and the index has no figure for studios or single rooms.

The Office for National Statistics models gross household income in Didcot, before tax, at about £68,600 a year for the financial year to March 2023. On that figure a typical house is a realistic target for a household with two decent salaries, and a long stretch for a single buyer. The income figure is three years old and before tax, and the mortgage lender will be working from more recent payslips.

Among the sales that could be matched to a floor area on an energy certificate, which covers about 96% of them, the median price was about £4,400 a square metre. The typical floor area behind that figure is 79 square metres. On Great Western Park that size gets called a three-bed, though the third bedroom will struggle to hold a wardrobe.

The 2021 census counted about 9% of Didcot homes with one bedroom, 31% with two, 40% with three and 21% with four or more. Anyone hunting for a one-bed starter flat will find that most of the town was built for the next step up the ladder.

Houses here cost noticeably less than the rest of South Oxfordshire's averages would suggest, and the semis and terraces are within reach of ordinary working households. On price, Didcot is one of the town's real strengths.
