Is Coulsdon a safe area?

For anyone buying or renting in Coulsdon.

Coulsdon is safe, and safer than most of its own borough. Crime runs well under the Croydon rate. Violence is a smaller share of local crime than it is nationally. The categories that do show up more often are anti-social behaviour and crime against vehicles. Coulsdon shares a borough with central Croydon without sharing its crime rate.

The Metropolitan Police recorded 2,470 crimes in Coulsdon in the year to May 2026, a published rate of about 61 per 1,000 residents. That puts the town well below the borough average.

Set side by side, the gap is plain. Coulsdon's rate is about 61 per 1,000 and Croydon's is 109.5 per 1,000 over the same twelve months. Anyone who rules the town out because Croydon appears at the top of the crime statistics has read the heading and skipped the line underneath it.

The neighbourhood itself is ordinary suburban London. There are about 3,470 people per square kilometre, unemployment is about 3% and about 4% of households are overcrowded. Those figures describe the area. They do not explain the crime rate, and nothing in the police figures suggests they cause anything.

The mix is close to national patterns, with a couple of exceptions. Violence and sexual offences, a broad legal category that includes common assault without injury, make up about 31% of Coulsdon's recorded crime against about 35% nationally, so the biggest category is smaller here than usual. Anti-social behaviour is the clearest difference, at about 21% against 16% nationally, and vehicle crime is about 9% against 5%. Criminal damage and arson (about 7%), public order (about 7%) and other theft (about 6%) all sit within a point of their national shares. About 53% of its cases close with no suspect identified. Charging is decided across the whole of London, so moving to Coulsdon lowers the chance of being burgled without changing the odds of anyone being charged for it.

Safety is one of Coulsdon's real strengths. It has the borough's name on its address and far less of the borough's crime.
