Is Cold Ash a safe area?

For anyone buying or renting in Cold Ash.

Yes, Cold Ash is safe. Crime runs at a bit over half the West Berkshire rate. Barely anyone is out of work. Homes are roomy and spread out. The main threat to a quiet evening is a neighbour's leaf blower.

Police figures for the year to May 2026 put the crime rate at about 37 per 1,000 residents, roughly 44% below the West Berkshire average. That covers 374 recorded crimes over the twelve months. These numbers cover the Chieveley and Cold Ash ward, which is a wider patch than the village, so Chieveley and the countryside between the two are counted in.

For comparison, the West Berkshire rate over the same period is about 67 per 1,000. Anyone moving out from Newbury or Thatcham in search of something calmer will find the numbers back them up, which is more than most estate agents' descriptions can claim.

The kind of place that produces a rate like this is visible in its texture. Average population density is about 846 people per square kilometre, which counts as spread out once the farmland is taken into account. Unemployment is about 1%, and about 1% of households are overcrowded. Big houses, gardens, and people with somewhere to be in the morning.

The crime mix needs a warning before any numbers: the totals are low enough that a handful of incidents can move a share by several points, so none of this is a fixed feature of the place. Violence and sexual offences make up about 33% of recorded crime, against about 35% nationally. That category covers a wide legal range, including common assault without injury, and it is the biggest category almost everywhere, so a local share close to the national one is not the headline. Criminal damage and arson account for about 12% against 7% nationally, public order for about 9% against 7%, and other theft for about 9% against 7%. Burglary is about 8% of the local total against about 4% nationally, which is a higher share of a small number rather than a large number of burglaries. Anti-social behaviour is about 8%, half the national share of about 16%, and that fits a place where there is not much street life to be anti-social on. Lock the shed and the garage all the same, because detached houses with long drives and nobody overlooking them are where burglars look first.

What happens after a report is a separate question from how much crime there is. Thames Valley Police charges a suspect in about 9% of cases, against about 12% nationally, over the year to May 2026. That places the force 37th of 42 forces. About 37% of cases are closed with no suspect identified. This is the force's record across its whole area, not a Cold Ash figure, and it says nothing about how likely a crime is here. It tells you what to expect if one happens.

Safety is one of Cold Ash's real strengths. Crime is low by the standards of its own district, and the thing a buyer here worries about is a locked shed, not a walk home.
