Who lives in Churchdown?

For anyone buying or renting in Churchdown.

Churchdown is a village of owner-occupiers in middle age, and very few homes are let. More than eight in ten households own their home. The typical resident is around fifty. Incomes are comfortable, and about four in ten adults have a degree. Neighbours here are likely to own their home and stay for years.

Census 2021, the source for every population figure here, puts owner-occupation at about 83% of households. About 12% rent privately and about 5% rent from a council or housing association. A tenant arriving in Churchdown is joining a small minority on a street full of people who own the walls.

The median age is 51, and about 19% of residents are aged 25 to 44. Career-building is a minority pursuit here. For most residents, the career is either well under way or over.

Household income averages about £61,000 a year, gross and before tax. It is a modelled figure from the Office for National Statistics for the financial year to March 2023, averaged across a neighbourhood a little wider than the village. Take-home pay is lower, and it is the figure that really decides what a household here can afford.

The census counts 1,789 households in Churchdown. About 7% of them are lone parents with children.

About 31% of households are one person living alone, and the largest group within that is pensioners on their own, at about 20% of all households. Couples with children at home make up about 19%. So the village has to keep both the school run and the single pensioner content, and in roughly equal numbers.

About 40% of adults hold a degree-level qualification, and about 12% have no formal qualifications. Full-time students make up about 1% of residents, so the term dates that matter in Churchdown are the school ones.

For a buyer who wants settled, comfortably-off neighbours who plan to stay, Churchdown is hard to beat. Its residents are among the best things about it.
