What do houses cost in Chesham?

For anyone buying or renting in Chesham.

A typical Chesham house sells for about £422,000. A flat costs about a quarter of a million. Semis sell for not far short of half a million. Detached houses go for more than three-quarters of a million. Everyone gets the view up the valley, whichever of those they paid.

The Land Registry recorded 206 sales in the year to May 2026, at a median of about £422,000. Terraced houses, the most common sale with 62, went for around £400,000. There were 60 semis at a median of £485,000, 48 flats at £250,000 and 36 detached houses at about £786,000. The detached figure rests on so few sales that a couple of big houses up the valley sides can move it on their own. The rest of the Chilterns is protected landscape where building is restricted, so demand for new homes keeps landing back on the town.

The official house price index for the wider area rose 2.8% in the year to May 2026, to an average of about £486,000. Flats in the same index rose 0.4%, which is barely a change at all. A flat owner here has spent the year holding an asset that behaved like a current account.

Band C is the most common council tax band in Chesham, and 13% of homes are in bands A or B. Buckinghamshire Council charges about £2,530 a year at band D, the band most people use to compare bills. With so few homes in the bottom two bands, a cheap bill here usually comes with a cheap flat.

Across the Buckinghamshire Council area, private renters paid a typical rent of about £1,470 a month in April 2026, 5% more than a year earlier. By size, that is about £1,030 for a one-bed, £1,310 for a two-bed, £1,600 for a three-bed and £2,360 for four bedrooms or more. These are mean rents from the Office for National Statistics' index, averaged over the whole county. No figures exist for studios or rooms.

The Office for National Statistics models gross household income in Chesham at about £67,000 before tax, for the financial year to March 2023. Against a typical sale price of about £422,000, that income gets a household into a terrace or a flat and leaves a semi out of reach unless there is a big deposit. The income figure is a few years old and taken before tax, and the mortgage gets paid from what is left after it.

Of the sales that could be matched to an energy certificate, 84% of the total, the median price was about £5,300 a square metre, for a typical floor area of 81 square metres. Every certificate gives the floor area, so look up the certificate for any house you are offered and set its price against that £5,300. A house that is generous with adjectives but short on square metres will show up straight away.

The 2021 Census gives the mix as 13% of homes with one bedroom, 26% with two, 40% with three and 22% with four or more. That makes the three-bedroom house the default in Chesham, so it is the size with the most stock to choose from and the most buyers competing for it.

House prices in Chesham are middling: high enough that a single salary won't stretch to a house, low enough to keep a family inside the Chilterns. The town is worth a look if a semi near the hills is the goal, and less so if a detached house is the plan.
